23, 2002, and recorded on August 6, 2002 in the Suffolk County Clerk's Office in Liber

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any st~ets and

All that certain plot, piece, or parcel of land, situate, lying and being at Paradise Point. in
Bay View, near that Village of Southold, in the Town of Southoid, County of Suftblk and
the State of Ncw York, and being more particularly bounded and described as fbllows:
BEGINNING at the monument on the southeasterly line ora 50 foot Private Road
hereinafter described at the northerly comer of land now or formerly of John Scalia said
monument being distant 1.581.22 feet southeasterly and easterly when measured along
the southwesterly and southerly side of said 50 foot Private Road from a monument in the
northeasterly terminus of Paradise Point Road from said point or beginning:
RUNNING along said southeasterly line of said 50 foot Private Road north 52 degrees 22
minutes 50 seconds east, 125.00 feet;
TH ENCE along land now or formerly of Peter Zecher south 44 degrees 00 minutes 00
seconds east, 235.43 feet to ordinary high water mark of Peconic Bay;
THENCE southwcstc'rly along said highwater mark south 51 degees 43 minutes 29
seconds west, 125.589 feet to the land of Stalls;
THENCE along said land of Sealia north 43 degrees 49 minutes 30 seconds west, 236.79
feet to thc monument at the point or place of BEGINNING.
TOGETHER WITH the benefit and subject to the burdens of an easement for access in
Liber 4474 page 60.
TOGETHER WITH a right ofway over said 50 feet Private Road fi~om the northerly
comer of the premises in a general southwesterly or westerly direction over land now or
formerly of Nelson S. Robinson about 1700 feet to the northerly end of Paradise Point
Road.
