BEGINNING at the comer formed by the intcl'S\.'Ction of the westerly side of Marratooka Road

RUNNING THENCE South II degrees 25 minutes 00 seconds East along wC5terly side of
Marratooka Rood 644.40 feet to the high water mark of Great Peconic Bay;
RUNNING THENCE South 85 degrees 35 minutes 32 seconds West along high water mark of
Great Peconic Bay 264.04 feet:
RUNNING TIIENCE Nonh II degrees 25 minutes 00 seconds West 644.05 feet to the southerly
side of Park Avenue;

with the appurtenances and all the estate and rights of the party of the first part in and to said

AND the party of the lirst part covenants thatlhe party or the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, eXcL'Pt as

AND the party of the first part, in compliance with Seetion 13 of the Lien Law. covenants that
the party of the first part will receive the oonsidcration lor this conveyance and will hold the
right to receive such consideration as II trust fund to be applied first lor the purpose of paying the

improvement belore using any pan of the total oflhe same for any other purpose.
