BEGINNING at a COl1Crete monument set 011 the-Southerly line of Park Avenue, which
monument bears North 85 degrees 08 minutes 20 seconds WI, .!48.85 feet along the Southerly line of
Park A venue from the point where the Southerly line of Park Avenue intersects the Easterly line of
Central Avenue. and lTom said point or place of beginning.
RUNNING THENCE in an Easterly direction along the Southerly line of Park Avenue, North 85
degrees 08 minutes 20 seconds East, 15.15 feet to a concrete monument and lands of Webster P. Wells
ESIBte, said lands also being known and designated as Lot 14 on Map of Marratooka Park;
RUNNING THENCE in a Southerly direction along the Westerly line of said Lot 1'4, South 13
degrees 00 minutes East, 642.60 feet to Pceonie Bay;
RUNNING THRNCE along the Northerly line of Peeonie Bay, South 84 degrees 46 minutes 10
seconds West, 111.69 feet to the land of Ethel Wells Hayden:
RUNNING THENCE along lands of Ethel Wells Hayden, the following courses and dislBnces:
(I) North 13 degrees 00 minutes West. 312.74 feet; (2) North 77 degrees 00 minutes EaSl, 95.67
feet; (3) North 13 degrees 00 minutes West, 316.90 feel to the Southerly line of Park Avenue. the point
or place of BEGINNING.
The Grantor herein is the same person as the grantee in a deed from Eli7.abeth Boeker dated July
13, 1978 and recorded on July 18, 1978 at Liber 8463 Page 93 in the Office of the Suffolk County Clerk.
TOGETHER with all right, title and interest, ifany. of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the esl8te and rights of the pany of the first part in
and to said prem ises,
TO HA VE AND TO HOLD the premises herein granted unto Ihe party of the second pan, the
heirs or successors and assigns of the party of the second pan forever.

AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
thc party ofthc first pan wilt receive the consideration for this conveyance and will hold the right to
receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the .
improvement and will apply the same first to the payment of the cost of the improvement before using
