part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being at Laurel, Town of Southold, Suffolk County, State of New York, known and designated as
Lot No, 3 on a certain map entitled "Map of Laurel/Town of Southold, Suffolk County, New York," and filed
in the Suffolk County Clerk's Office on June 22,1970 as Map No, 5486 being more particulaily bounded and
described as follows:
BEGINNING at a point on the westeily side of Delmar Drive distant north 19 degrees 53' 40" west 279,80 feet
from the extreme northerly terminus of a curve which curve has a radius of 55.48 feet and a length of 46,97
feet and connects the westerly side of Delmar Drive with the westerly side ofPeconic Bay Blvd;
RUNNING THENCE from the point of beginning south 70 degrees 06' 20" west 200 feet;
RUNNING THENCE north 19 degrees 53' 40" west 100 feet;
RUNNING THENCE north 70 degrees 06' 20" east 200 feet to the westerly side of Delmar Drive;
RUNNING THENCE along the westerly side of Delmar Drive south 19 degrees 53' 40" east JOO feet to the
point or place of BEGINNING,
Being and intended to be the same premises conveyed to the grantors herein by deed dated 10/6171 and recorded
on ] 0114171 in Liber 7026, page 560,
Said premises being known as 355 Delmar Drive, Laurel, New York
TOGETHER, title and interest, if any, of the party of the first part in and to any streets and roads abutting the
above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and
rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted
unto the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid,
AND the party of the first part, in compliance with Section I3 of the Lien Law, covenants that the party of the first
part will,receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first
to the payment of the cost of the improvement before using any part of the total of the same for any other purpose,
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires,
