ALL, that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being at Laurel,Town of South old, County of Suffolk and State of New York, known
as Lot # I, as shown on the Minor Subdivision Map for Cecil T. Young and filed in the Town of
Southold on September 15, 1969 and being more particularly bounded and described as follows:
BEGINNING at a point on the westerly side of Peconic Bay Boulevard where same is intersected by the
division line between premises herein and land now or formerly of J. Myron Young and Joan Young
(Liber 5678 cp 396); RUNNING THENCE along said land, the following two (2) courses and distances:
I) North 18 degrees 36' 20" West, 267.25 feet; 2) North 71 degrees 23' 40" East, 47.40 feet to lot #2 on aid
Minor Subdivision; RUNNING THENCE along said lot #2, the following two (2) course and distances:
I) South 18 degrees 36' 20" East, 23.98 feet; 2) South 61 degrees 23' 00" East, 146.36 feet to the westerly
side ofPeconic Bay Boulevard; THENCE South 28 degrees 37' 00" West, along the westerly side of
Peconic Bay Boulevard, 200 feet to the point or plac,e of BEGINNING.
This conveyance is made in the regular course of business of the party of the first part.
This conveyance was made with the unanimous consent in writing of all the stockholders of the party of
the first part.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed dated 5/11100 and recorded 10/23/00 in Liber 12079 page 983.
TOGETHER with all right, title and interest, ifany, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof: TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises; TO
HA VE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or sutlered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any part of the lotal
of the same for any other purpose.
The word "party" shall be construed as if it to read "parties" whenever the sense <if this indenture so
