Tuthill and Others" and filed in the Office of the Clerk of the County of Suffolk on January 15, 1929 as Map No. 861, said lots and part of lot being more particularly bounded and described as follows: BEGINNING at a point on the southerly side of Fifth Street distant 165.49 feet westerly, as measured along the same, from the corner formed by the intersection of the westerly side of Bray Avenue with the southerly side of Fifth Street; RUNNING THENCE thru lot 52 on the above mentioned map, South 20 degrees 46 minutes 50 seconds East 150 feet to the division line between Lots 52 & 59; THENCE along said division line, and along the division line between Lots 50 & 51, and lots 60 & 61, South 69 degrees 13 minutes 10 seconds West 152.38 feet to the easterly side of land now or formerly of Pollack; THENCE along said land, North 19 degrees 52 minutes 20 seconds West 150.02 feet to the southerly side of Fifth Street; and THENCE along the southerly side of Fifth Street, North 69 degrees 13 minutes 10 seconds East 150 feet to the point or place of BEGINNING. Reserving to the party of the first part a life estate in the premises. Being and intended to be the same premises conveyed to the party of the first part by deed dated September 26, 1979, recorded October 1, 1979 in Liber 8703 page 420 in the Suffolk County Clerk's Office. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose The word "party" shall be construed as if it read "parties" when ever the sense of this indenture so requires.
