COMMENCING at the northwest corner of said Lot #47 at a point formed by the intersection of the
northerly line of said Lot #47, and the easterly line of North Oakwood Road, running thence easterly by and
along the northerly line of said Lot #47,200 feet to a point and land of Nine Aldino; running thence southerly
by and along the westerly line of Nina Aldino (which line is at right angles to the northerly line of Lot #47) 80
feet more or less to a point in the southerly line of Lot #47; running thence westerly along the southerly line of
Lot #47, which line is also the northerly line of North Oakwood Road 160 feet more or less to a point at which a
curve begins; running thence along the boundary line of Lot #47 and the northerly and easterly line of North
pakwood Road on a curve having a radius of 40 feet and a chord of 56.5 feet to a point: running thence
northerly along the westerly line of Lot #47 and the easterly line of North Oakwood Road 40 feet more or less
to the point or place of BEGINNING.
EXCEPTING FROM ABOVE THE FOLLOWING DESCRIBED PROPERTY:
ALL that certain plot, piece or parcel of land, situate, lying and being at Laurel, Southold Town, Suffolk
County, New York, being the westerly part of Lot #47 on a map entitled "Map of Laurel Park, Property of
Ravatone Realty Corporation, Laurel, L.I.N.Y., made by Daniel R. Young, P.E. and L.S., New York State
License #1404", filed in Suffolk County Clerk's Office at Riverhead, New York, on October 5, 1925, under Map
#212, more particularly bounded and described as follows:
COMMENCING at the northwest corner of said Lot #47 at a point formed by the intersection of the
northerly line of said Lot #47, and the easterly line of North Oakwood Road, running thence easterly by and
along the northerly line of said Lot #47, 160 feet to a point and other land of the District Director of Internal
R€,venue as of June 1, 1966; running thence southerly along the westerly line of other land of the District
Director of Internal Revenue as of June 1, 1966 (which line is at right angles to the northerly line of Lot #47)
80 feet more or less to a point in the southerly line of Lot #47; running thence westerly along the southerly line
of Lot #47 which line is also the northerly line of North Oakwood Road 120 feet more or less to a point at which
a curve begins; running thence along the boundary line of Lot #47 and the northerly and easterly line of North
Oakwood Road on a curve having a radius of 40 feet and a chord of 56.5 feet to a point; running thence
northerly along the westerly line of Lot #47 and the easterly line of North Oakwood Road 40 feet more or less
to the point or place of BEGINNING.
Said premises be intended to be the same premises as was transferred by deed dated June 1, 1966
by CHARLES A. CHURCH, District Director of Internal Revenue, to RICHARD L. HAMMEL, recorded in the
Office of the Suffolk County Clerk at Liber 5970, page 99.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and
all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
thl, second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this
written.
