wife, by Deed dated December 22, 1959, recorded in the Office ofthe Suffolk County Clerk on January 6, 1960,
in Liber 4750, page 295.
TOGETHER with all right, title and interest, if any of the party of the first part in and to any streets and mad
abutting the above described premises to the center lines thereof:
TOGETHER with the appurtenances and also all the estate which the said decedent had at the time of deeedent's
death in said premises, and also the estate therein, which the party of the first part has or has power to convey or
dispose of, whether individually, or by virture ofsaid will or otherwise,
TO HAVE AND TO HOLD the premises herein granted unto the party ofthe second part, the distributees or
successors and assigns of the party of the second part forever.

PARCEL I
All that certain tract or parcel of land situated at Fishers Island, Town of Southold,
Suffolk County, New York, part of the property of Edward P. Chapman, deceased, shown on a
certain map surveyed July 1934 by A.G. Finnie as Lot 7A described as follows:
COMMENCING at a point or marker distant g7 and 881100 feet (87.88) from the
northerly side of Alpine Avenue and on easterly side ora private road on the said proper'o' of
Edward P. Chapman and thence extending along the easterly side of said private road in n
generally northerly direction ninety-four and 58/100 (94.58) feet to a point or marker on said
private road; thence from the said point or marker extending easterly seventeen and 60/100
(17.60) I~et to another poinl or marker; thence again extending easterly from the said point or
marker to the easterly boundary line of said property of Edward P. Chapman eighty-five and
80/100 (85.80) feet to a point or marker on said easterly boundary line; thence extending
southerly alostg east boundary line of said property of Edward P. Chapman eighty-seven and
1 I/I 00 {87.1 I) feet to another point or marker on said boundary line; thence extending westerly
fifty-seven and 50/100 (57.50) feet lo the point or place of beginning.
Together with the rights and privilege to the grantees, their heirs and assigns, to use said
private road for all ordinary purposes of ingress and egress over the same, leading from the
premises hereby conveyed, south Alpine Avenue and north to Montauk Avenue, in common with
all other parties having a similar right to the use oftbe property formerly owned by Edward P.
Chapman, deceased, and shown upon said map.
BEING AND INTENDED TO BE the same premises ~onveyed to Odie Strunk and Mary K.
Strunk, his wife, by Deed dated October 15. 1958, recorded in the Office of the Suffolk County
Clerk on October 27, 1958, in Liber 4535, page 173.
PARCEL II
All that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, siluate, lying and being at Fishers Island, Town of Southold, County of Suffolk and State
of New York, bounded and described as follows:
BEGINNING at a stone monument set on the southwesterly line or side of Montauk
Avenue at the point of intersection of the boundary line between lands now or formerly of
Rybitski and lands hereinafter described with the southwesterly line or side of Montauk Avenue,
said monument being 1871.17 feet north of a point which is 846.31 feet West of another
monument marking the U.S. Coast and Geodetic Survey Triangulation Station "PROS", and
Running thence South 43 degrees 54 minutes 40 seconds East, along the southwesterly
line or side of Montauk Avenue, 76 feet;
Running thence in a southwesterly direction along other [ands now or formerly of West
End Land Company, Inc., 168 feet, more or less to the southeasterly corner of lands now or
tbrmerly of Romeo and Josephine Abbondanza;
Running thence North 51 degrees 06 minutes West, along said lands of Abbondanza, 76.63 feet,
to other lands of Odie Strunk and Ma.fy K. Strunk, and;
Running thence North 40 degrees 27 minutes 00 seconds East, along said other lands of
Strunk and along lands of Rybitski, 179.19 feet, to the monmnent set at the point or place of
beginning, and containing 0.32 acres, more or less.
SUBJECT 1'O THE FOLLOWING COVENANTS AND RESTRICTIONS WHICH
SHALL RUN WITH THE LAND:
I. The above described premises and any buildings erected or to be erected thereon, shall be
used for residential purposes only. and shall not be used for any commercial use or
pt, rpose whatsoever, except however, the premises, or any part thereof, may be
rented for residential purposes only.
2. The buildings to be erected on the above described premises shall be limited only to one
one-family dwelling house with accompanying outbuildings.
