party of the first part. and
LINDA M. BIRD, residing at, 1195 Franklinville Road. Laurel. New York 11948 party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten and 0011 0D-($1 O.)-Dollars, and
other good and valuable consideration paid by the party of the second part, does hereby grant and release
unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being at Laurel, in the Town of Southold, County of Suffolk, and State of New York, bounded and
described as follows:
BEGINNING at a concrete monument set on the northerly side of the Main Road at the southwesterly
comer of the premises herein described adjoining land now or formerly of E. SCholtz:
RUNNING THENCE North 56 degrees 2 minutes 0 seconds West 114.47 feet to a concrete monument;
RUNNING THENCE North 16 degrees 25 minutes 0 seconds West along land now or formerly of E.
Scholtz and Joseph Cain 164.16 feet to a concrete monument and other land now or formerly of Irving
Scholtz;
RUNNING THENCE North 59 degrees 8 minutes 30 seconds Easl114.90 feel to a concrete monument
and other land now or formerly of Irving Scholtz;
RUNNING THENCE South 42 degrees 40 minutes 0 seconds East 186.62 feet to a concrete monument
set on the northerly side of the Main Road;
RUNNING THENCE along the northerly side of the Main Road as determined from the location of the
sidewalk two courses and distances as follows:
1) South 30 degrees 0 minutes 0 seconds West 134.60 feet;
2) South 31 degrees 49 minutes 40 seconds West 31.38 feel to the concrete monument and
place of beginning.
TOGETHER with all the right, litle and interest of the party of the first part, of, in and to that portion of the
Main Road adjacent to seid premises to the center line thereof.
Reserving to the party of the first part a tife estate in the premises.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed dated
July 23. 1948, recorded July 23,1948 in Liber 2852, page 173 in the Suffolk County Clerk's Office.
TOGETHER with all right, title and interest, if any. of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever. except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Lew, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose. The word 'party' shall be construed as if it read 'parties' whenever the
sense of this indenture so requires.
