THIS INDENTURE, made the 4th day of February, Two Thousand Two
BETWEEN
SUZANNE H. CONNELL, residing at 145 Mitchell Road, Holliston, Massachusetts 01746,
party of the first part, and
GERARD BREWI, NOEL C. GONZALEZ, and WILLIAM S. ORENZOW, residing at 11665
Main Road, Mattituck, New York 11952
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party
of the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Laurel, in the Town of Southold, County of Suffolk, and
State of New York, more fully described as:
BEGINNING at a monument set at the northwesterly side of Peconic Bay Blvd., distant
southwesterly, as measured along the northwesterly side of Peconic Bay Blvd., 804.71 feet
from the corner formed by the intersection of the northwesterly side of Peconic Bay Blvd.,
with the southwesterly side of Bray Avenue, and from said point of beginning being where the
northwesterly side of Peconic Bay Blvd., is intersected by the southwesterly side of lands now
or formerly of Hensch (formerly now or formerly of Kahn); and from said point or place of
begirming
RUNNING THENCE in a southwesterly direction, along the northwesterly side of Peconic
Bay Blvd., South 42 degrees 01 minutes 00 seconds West, 50.14 feet, to another monument,
and the northeasterly side of land now or formerly of Terplak;
RUNNING THENCE in a northwesterly direction, along the northeasterly side of land now or
formerly of Terplak, North 18 degrees 43 minutes 42 seconds West, 404.51 feet to a
monument and the southeasterly side of lands now or formerly of Perini (formerly of Catholic
Daughters of America);
RUNNING THENCE in a northeasterly direction along the southeasterly side of lands now or
formerly of Perina (formerly of Catholic Daughters of America), North 42 degrees 19 minutes
44 seconds East 49.92 feet, to a monument and the southwesterly side of lands now or
formerly of Hensch (formerly now or formerly of Kahn);

RUNNING THENCE in a southeasterly direction, along the southwesterly side of lands now
or formerly of Hensch (formerly now or formerly of Kahn), South 18 degrees 44 minutes 10
seconds East 404.17 feet to the monument set at the northwesterly side of Peconic Bay Blvd.,
first referred to above, at the point or place of BEGINNING.
TOGETHER with a right of way 25 feet in width running from Peconic Bay Boulevard to
Peconic Bay for access between Peconic Bay Boulevard and Peconic Bay. Said right of way
being bounded on the West by land of Halfelder and on the East by land of Granneman.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed from Cass Baker and Patricia Baker, dated November 27, 1996, and recorded December
4,1996, in the Office of the Suffolk County Clerk in Liber 11804, Page 590.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns ofthe party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section I3 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
reqUIres.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and
