Quitclaim Deed
This Indenture, made the 1st day of June, Two Thousand and Six
BETWEEN
O'CONNOR P. CLARKE and DOROTHEA A. CLARKE, both residing at 1155
Wells Road, Laurel, New York 11948
party of the first part. and
THE O'CONNOR P. CLARKE IRREVOCABLE TRUST, under agreement
dated June I 2006, Glenn M. Clarke, residing at 34 Marbeth Circle. Miller Place, New
York 11764 and Susan M. McDermott, residing at 16 Carlisle Drive, Old Brookville,
New York 11545, as Trustees; and THE DOROTHEA A. CLARKE
IRREVOCABLE TRUST, under agreement dated June I 2006. Glenn M. Carke.
residing at 34 Marbeth Circle. Miller Place. New York 11764 and Susan M.
McDermott. residing at 16 Carlisle Drive, Old Brookville, New York 11545, as
Trustees; to each a one-half interest in the premises;
pany of the second part
WITNESSETH, that the party of the first pan. in consideration of Ten Dollars and
other valuable consideration paid by the party of the second pan, does hereby grant and
release unto the pany of the second pan, the heirs or successors and assigns of the
pany of the second pan forever,
ALL that certain plot. piece or parcel of land. with the buildings and improvements
thereon erected, situate, lying and being at Laurel, Town of Southold, Suffolk County,
New York, bounded and described as follows:
BEGINNING at a monument on the westerly line of Wells Road, 350.0 feet northerly
along said westerly line and the extension southerly thereoffrom the extension easterly
of the northerly line of Albo Drive from said point of beginning;
RUNNING THENCE south 69 degrees 13 minutes 10 seconds West 160.0 feet to a
monument and land of Jas. Dunne;
THENCE Nonh 20 degrees 46 minutes 50 seconds West 200.0 feet to a monument;
THENCE North (l} degrees 13 minutes 10 seconds East 160.0 feet to a monument on
said westerly line of Wells Road;
THENCE along said westerly line of Wells Road South 20 degrees 46 minutes 50
seconds East 200.0 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the Grantors by
Deed dated September 20. 1996 and recorded in the Suffolk County Clerk's Office on
October 3,1996 in Liber 11795 page 474.
Together with all right. tide and interest. if any, of the pany of the first part in and to
any streets and roads abutting the above-deseribed premises to the center lines thereof;
Together with the appurtenances and all the estate and rights of the party of the first
part in and to said premises;
To have and to hold the premises herein granted unto the pany of the second pan, the
heirs or successors and assigns of the pany of the second pan forever.
And the party of the first pan covenants that the pany of the first pan has not done or
suffered anything whereby the said premises have been encumbered in any way
whatever, except as aforesaid.
And the party of the first part. in compliance with Section 13 of the Lien lJIw,
covenants that the pany of the first part will receive the consideration for this
conveyance and will hold the right to receive such consideration as a trust fund to be
applied first for the purpose of paying the cost of improvement and will apply the same
first to the payment of the cost of the improvement before using any pan of the total of
the same for any other purpose. The word "pany" shall be construed as if it read
"parties" whenever the sense of this indenture so requires.
In Witness Whereof. the pany of the first pan has duly executed this Deed the day and
year first above wriuen.
