Bray Avenue, L3urel, New York 11948, as joint tenants with right of survivorship, parties of the second part,
WITNESSETH, that the party of the first part, in consideration of TEN and 00/100------------------------------------------------

All that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and
being in the Town of Southold, County of Suffolk and State of New York, at Laurel, bounded and described as
follows:
BEGINNING at a point on the easterly line of Bray Avenue, 150.0 feet northerly along said easterly line and the
extension southerly thereof from the extension westerly of the northerly line of Albo Drive; from said point of
beginning running along said easterly line of Bray Avenue N. 20 degrees, 46 minutes 50 seconds W. 50.0 feet to
land of William Schonewald; thence along said land of Schonewald N. 69 degrees, 13 minutes, 10 seconds East
160.00 feet to land of Harold Crane; thence along said land of Crane S. 20 degrees, 46 minutes 50 seconds E. 50.0
feet to a monument; thence along land of the party of the first part S. 69 degrees, 13 minutes, 10 seconds W. 160.0
feet to the point of beginning.
TOGETHER with all the right, title and interest of the party of the first part in and to Bray Avenue adjacent to said
premises to the center line thereof.
TOGETHER with the privilege in common with others to use a right of way leading from the Boulevard, so called, to
Peconic Bay, which said privilege is contained and recited in deed to George I. Tuthill, et aI., dated April 17, 1928
and recorded August 13, 1928 in Suffolk County Clerk's Office in Liber 1368 of Deeds, Page 24.
SUBJECT to the following covenants and restrictions:
That the premises shall be used for residential purposes only and no dwelling erected thereon shall be for the use or
occupancy of more than one family; that no building or any part thereof shall be erected within 25 feet of the street
line; that no outhouses shall be maintained on the premises; and no dwelling shall be constructed or maintained on
the premises ccntaining an area of less than 800 square feet.
BEING AND INTENDED to be the same premises conveyed to party of the first part, Ruth Schonewald and her
husband William J. Schonewald, the latter party having died a resident of Suffolk County on March 6, 1991, by deed
dated November 7,1977, recorded in the office of the Suffolk County Clerk on November 10,1977 in Liber 8341,
page 244.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate' and
rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted
unto the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund
to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment
of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party"
shall be construed as if it read "parties" when ever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above written.
