HENRY W. DRUM and MARY S. DRUM, as tanants in common, residing at 2615 E. Mill Road,
Matlituck, N.Y. 11952,
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten and 00/100--------

and other good and valuable consideration paid by the party of the second part, does hereby grant and
release unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever.
ALL that certain plot. piece or parcel of land, situate, lying and being at Mattituck, Town of Southold, County of
Suffolk and Stete of New YOI~, being more particularly bounded and described as follows:
BEGINNING at a point on the ordinary highwater mark of Deep Hole Creek at the northwesterly comer of
premises being conveyed, which point is distant 488.50 feet """"surad in a course bearing North 83" 00' 40"
East from a monument set on the North line of Bungalow Road, which monument is locate 136.48 feet
measured on a course of South 57" 43' East from the intersection of the southeast comer of land now or
formet1y of Kopf and the northeriy line of Bungalow Road;
THENCE from the point of beginning running easterly along the ordinary highwaler mari< of Deep Hole Creek
95.00 feet more or less to other land of J. Pari<er Wk:kham;
THENCE along said land the following two courses and distances;
1. South 62" 52' East 1 04.00 feet to an iron pipe and
2. South 34 " 52' 00" East 85.00 faet and passing through an iron pipe to the ordinary highwater mark of Great
Peconic Bay;
THENCE westerly along said highwater mari< 155.00 feet more or less to other land of J. Parker Wickham; and
THENCEJQ8" 40' West 157.00 faet more or less and passing through an iron pipe to Deep Hole Creek the
point or place of BEGINNING.
TOGETHER with a right of way over the existing traveled roed to Bungalow Lane and subject to a right of way
of other over said existing traveled road as It crosses the premises conveyed hereunder, as per an Agreement
dated the 18"' day of November. 1976. and recorded in the OffICe of the Cieri< of the County of Suffolk on May
13. 1977 in Uber 8235 of Conveyances at Page 397. which Agreement has been amended In accordance with
an Agreement dated May 13. 1977.
TOGETHER with the right to lay and maintain a pipe in the bed of the traveled roadway for the purpose of
supplying domestic water from Bungalow Lane to the subject premises.
The party of the first part hereby grants to the party if the second part the right to drill a point fOr the water
within five (5) feet of the existing pump house now or formerly owned by J. Pari<er Wickham. The part of the
second part shall be responsible for the cost and maintenance of said point.
Being and intended to be the same premises conveyed to the parties of the first part by deed recorded in Liber
11335 cpo 080.
TOGETHER w~h all right, tille and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the centar lines thereot, TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered In any way whatever. except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Uen Law. covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied finst for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for eny other
purpose. The word "party" shall be construed as if It read "parties. when ever the sense of this indenture so
requires.
