MULLEN, Jr. B D T D TELEPHONE 765-1938 A special_meeting of the Southold Town Planning Board was held 2:15 p.m. October 8, 1982 at the Town Hall, Main Road, Southotd, New Yor~. Present were: ~hairman Henry E. Raynor, Jr. Member G. Ritchie Latham, Jr. Member William F. Mullen, Jr. Member Bennett Orlowski, Jr. Member James Wall Building Administrator, Victor Lessard The Board discussed correspondence from Dr. David Harris, Suffolk County Department of Health Services, dated September 24, 1982, regarding the approval of subdivisions under Article 6 RSalty Sub- divisions and Development. This correspondence states that where subdivisions cannot meet'the standards of the Suffolk County Depart- ment of ~Health Services, either in unacceptable counts of chloride, nitrates and etc. the developer would have to establish a municipal system or private community system. On motion made by Mr. Latham, seconded by Mr. Orlowski, it was RESOLVED that the Southold Town Planning Board endorse the corres- pondence from th~ Suffolk County Department of Health Services, dated September 24, 1982, Article 6 Realty Subdivisions and Development and all subdivision applicants be notified that prior to further proceed- ings, they must have a written letter of approval from the Suffolk County Department of Health Services for acceptable water. Vote of the Board: Ayes: Raynor, Latham, Mullen, Orlowski The Board advised Mr. Pell, Supervisor, of this information and the action taken by the Planning Board. Mr. Pell stated that the Town Board would have a number of questions regarding this and suggested that Mr. Raynor be available at their meeting October 19, 1982. Mr. Raynor has an appointmen~ to discuss budget with the Town Board, October 14, 1982 and stated the possibility of discussing it at this meeting. pg. (2) _ 10/8/82 On motion made by Mr. Mullen, seconded by Mr. Wall, it was RESOLVED that the Southold Town Planning Board approve the reduction an the number of parking spaces, from 28 to 27, on the site plan of Irwin Thompson, located at Southold, for the construction of a ramp for the handicapped. Vote of the Board: Ayes: Raynor, Latham, Mullen, Orlowski, Wall Paradise Point Minor Subdivision - As the approval of this subdiv- ision was given with a condition that the rear meadow lands will not be building lots, it was the concensus of the board to leave the determination of the location of the proposed dwelling to the des- cretion of the Building Inspector with regard to the wetlands. On motion made by Mr. Mullen, seconded by Mr. Latham, it was RESOLVED that the Southold Town Planning Board refer the site plan of North Fork Bank & Trust Co., to be located at Mattituck, to the Building Inspector for certification and investigation as to whether the area designated on the sporting goods shop is retail sales area or storage area. Vote of the Board: Ayes: Raynor, Latham, Mullen, Orlowski, Wall It was the concenus of the Planning Board to contact Mr. Richard Ahlers, Esq. for additional legal opinions. On motion made by Mr. Latham, seconded by Mr. Mullen, it was RESOLVED that the Southold Town Planning Board approve the minor subdivision of Allerton Cushman, located at Fishers Island for the issuance of a Building Permit subject to consideration of the Suffolk County Planning Commission's recommendations before the issuance of a final CO. Vote of the Board: Ayes: Raynor, Mullen, Latham, Orlowski, Wall pg/3 ._ 10/8/82 Walter & Frank Sawicki - It was the concensus of the Planning Board to remain in agreement with their resolution dated September 20, 1982 in regard to the applicant receiving approval from the Zoning Board of Appeals for a width variance on lot ~2. Adelaide Barr - It was the concensus of the Board to request covenants and restrictions on the lots within this subdivision for no further subdivision. The board noted the maps were revised to meet their satisfaction. Olga Lomoga - After an on site field inspection of this property, it was the concensus of the Board that application be made for the approval of a set-off 106-13 on this parcel. Zuhoski Estate - After field inspection, the board noted no problem with this proposal. George Wells Estate (DeLuca ProPerties) On motion made by Mr. Mullen, seconded by Mr. Latham, it was RESOLVED that the Southold Town Planning Board accept the amendment to the filed subdivision "Estate of George Wells" as indicated on the map entitled N. Charles & Sylvia De Luca with lot three and four becoming Dne building lot for the construction of one dwelling, and covenants and'restrictions stating such to be filed in the office of the County Clerk prior to the issuance of a final CO. Vote of the Board: Ayes: Raynor, Latham, Mullen, Orlowski, Wall pg. (4) 10/8/82 Fellinger/Ihar - It was the concensus of the Board not to release lot 21 as requested by the applicant, as no road construction has been done on this major subdivision. Master Plan Up-date - It was the concensus of the Board to request a liaison representive from The League of Women Voters, North Fork Environmental Council, East End Real Estate, Farm Bureau, Greenport/ Southold Chamber of Commerce, Cutchogue{New Suffolk Chamber of Commerce, and the Mattituck Chamber of Commerce to serve on a volun- tary basis for future meetings during the master plan up-date. Each department will be contacted and asked to submit the name of the representive chosen. Glover/Southold Town The board reviewed those maps submitted by Mr. Richard Lark, esq. Because three lots are designated on the maps submitted, it was the concensus of the board to discuss this proposal with the attorney. Breaknock Hall Property - The Board made an on site field inspection of this property. A discussion was held regarding the road design, setback from the bluff and a reduction in the density. It was the consensus of the board to contact one of the representives to discuss this proposal.
