All that certain Plot. piece or parcel of land, situate, lying and being in the Village of MatlItuck, in the Town of
Southold, County of SUffolk and Slate of New York, being bounded and described as follows:
BEGINNING at a conaete monument set at a point of deflection In the northwesterly line of Youngs Avenue,
264.0 feet southwesterly along said line from the southerty line of Westphalla Road, and being the southeasterly
corner of land now or formerty of Char1es F. Monahan; and
RUNNING THENCE along said northv'e5terly line of Youngs Avenue, South 39 degrees 29 minutes 20 seconds
west:, 166.23 feet to an Iron pipe and land now or formerly of Berdlnka;
THENCE along said on a line at right angles to said line of Youngs Avenue, North 50 degrees 30 minutes 40
seconds West 131.10 feet to an iron pipe IInd land formerty of Joseph Deerkoski;
THENCE along said land formerly of Joseph Deerkoskl and along land now or formerly of Char1es F. Monahan,
North 45 degrees 05 minutes 20 seconds East, 150.48 feet to a conaete monument;
THENCE continuing II10ng said land now or formerly of Charles F. Monahan, South 58 degrees 34 minutes East,
117.57 feet to the point or place of BEGINNING.
BEING AND INTENDED to be the same premises as conveyed to the party of the first party by deed dated
January 26. 1971 and recorded in the Suffolk County Clerk's Office on February 2. 1971 in Liber 6879 cp 448.
TOGETHER with all right, title and Interast, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereot. TOGETHER with the appurtenances and all
the es_ and rights of the party of the first part in and to seid premises: TO HAVE AND TO HOLD the pramises
herein granted unto the party of the second part. the heirs or successors and assigns of the party of the second
part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the seid premises have been encumbered in any way whatever, except as eforeseid.
AND the party of the first part. In compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to racelve such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first
to the payment of the cost of the improvement before using any part of the total of the same for any other
