of Suffolk and State of New York, bounded and described as follows:
BEGINNING at a point on the Northwesterly line of a twenty foot right of way leading to Westphalia Road at
the Southwest corner of the premises herein described and adjomlng land now or formerly of Dana p, Fox on
the West;
RUNNING THENCE along said land of Fitzpatrick, North 1 degree 07 minutes 30 seconds East 208.01 feet to
the ordinary high water mark of Mattituck Creek;
RUNNING THENCE along said high water mark the following two (2) tie line courses and distances:
