1. STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces-
sary HARDSHIP because applicant seeks to construct a single family dwelling approxi-
mately 200 feet west of Aldrich Lane. Property has fIlDntage on Aldrich Lane of
75.48 feet, and accordingly an access variance is required. If the variance is not
granted, a practical ,and unnecessary hardship could J:>e ert!ated.l and the net result
would be to deny a house to be constructed on the property.
2. The hardship created is UNIQUE and is not shared by all properties alike in the immediate
vicinity of this property and in this use district because of limited frontage on Aldrich Lane.
3. The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT because the premises would be used for residential
purposes and the variance would only be for the purpose of approving access
of the house from Aldrich Lane.
