SAID PREMISES being known as and by 2255 WICKHAM AVENUE, MATTITUCK, NEW YORK
Tha grantor herein Is the same party who acquired title by deed dated 12/9/89 and duly
recorded on 1/29/90 In L1ber 11007 Page 427.
TOGETHER with all right, tille and interest, if any, of the party of the first part in and to any streets and roads
abutting the above-described premises to the center lines there~f; TOGETHER with the appurtenances and all
the estate and rights of the party of the first pari in and to said premises; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the party of (he second
part forever. .
AND the party of the first part covena, ,ts that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever. except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first
to the payment of the cost of the Improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties. wheneyer the sense of this indenture so requires.

ALL that certain plot, piece or parcel of land, situate, lying and being at
Matt/tuck, Town of Southold, Suffolk County, New York, bounded and
described as follows:
BEGINNING at a point where the westerly line of Wickam Avenue is intersected
by ordinary high water mark of Mattituck Creek, said point being South 28
degrees 48 minutes 40 seconds East 130 feet, more or less, from a concrete
monument marking the northerly extremity of said westerly line of Wickham
Avenue which runs South 28 degrees 48 minutes 40 seconds' East;"
RUNNING THENCE westerly and southwesterly along high water mark of
Mattituck Creek to a point the tie line, from said point to a point on the westerly
line of Wickham Avenue 90 feet South 28 degrees 48 minutes 40 seconds East
from said monument above mentioned, being South 69 degrees 28 minutes 10
seconds West 479.16 feet;
THENCE along said ordinary hIgh water mark of Mattituck Creek to a point, the

THENCE northwesterly along ordinary high water mark of Matt/tuck Creek to a
