Being and intended to be the same premises conveyed to the Grantor(s) by
deed made by Peter Meskouris, and Chris Meskouris and recorded April
16,1999, in Liber 11957 cp 920.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.

SCHEDULE A-I (Description)
ALL that certain plot, piece or parcel of land, situate, lying and being at Mattituck in the Town of Southold, County of
Suffolk and State of New York, known and designated as Lots 15 and 16 on Map of Point Pleasant, Mattituck, New York,
said map being filed in the Suffolk County Clerk's Office on May 17,1916, as Map No. 720 and all that certain plot, piece
or parcel of land now or formerly below the high water mark of Mattituck Creek and which lots, plots or parcels of land,
when taken together as one parcel are bounded and described as follows:
BEGINNING at a point on the southeasterly side of Home Pike at the intersection with the division line between Lots 14
and 15 on the above described map; said point being 333.12 feet northerly from the extreme northerly end of a curve
connecting the northeasterly side of Silk worth Road with the southeasterly side of Home Pike;
RUNNING THENCE South 87 degrees 51 minutes 30 seconds East 476.92 feet to the ordinary high water mark of
Mattituck Creek;
THENCE on a tie line course along the ordinary high water mark of Mattituck Creek the following two courses and
distances:
I) South 46 degrees 27 minutes 05 seconds West 160.13 feet;
2) South 33 degrees 59 minutes 30 seconds West 99.49 feet;
THENCE North 73 degrees 47 minutes 30 seconds West, 377.50 feet to the southeasterly side of Home Pike;
THENCE along said southeasterly side of Home Pike, North 28 degrees 41 minutes East 120.00 feet to the point or place
of BEGINNING.
TOGETHER with an easement for purposes of ingress and egress to Westphalia Road over "Home Pike" and "Silkworth
Road" as shown on the aforesaid map.
