WITNESSETH, that the party of the first part, in consideration ofTen Dollars and other
valuable consideration paid by the party of the second part, does hereby grant and release unto
the party of the second part, the heirs or successors and assigns of the party of the second part
forever,
ALL that certain plot, piece or parcel ofland, situate, lying and being at Mattituck, in the Town
of Southold, County of Suffolk and State of New York, known and designated as Lot I on Map
entitled, "Minor Subdivision for Adam Associates", filed in the Suffolk County Clerk's Office
on February 2, 1991 as Map No. 9061, being more particularly bounded and described as
follows:

Being and intended to be the same premises conveyed to the party of the first part by deed dated
May 22, 2002 and to be recorded in the Suffolk County Clerk's Office simultaneously with this
document.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
Al\D the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so

SCHEDULE "A" DESCRIPTION
ALL that certain plot, piece or parcel of land, situate, lying and being at
Mattituck, in the Town of Southold, County of Suffolk and State of New York,
known and designated as Lot 1 on Map entitled, "Minor Subidivision for Adam
Associates", filed in the Suffolk County Clerk's Office on February 2, 1991 as
Map No. 9061, being more particularly bounded and described as follows:
BEGINNING at a point on the northerly side of Middle Road (C. R. 48) 176.46
feet from the easterly most end of a curve which connects the easterly side of
Cox Neck Lane and the northerly side of Middle Road (C. R. 48);
THENCE North 23 degrees 54 minutes 00 seconds West 399.87 feet;
THENCE North 21 degrees 23 minutes 00 seconds West 210.88 feet to the true
point and place of beginning;
THENCE North 21 degrees 23 minutes 00 seconds West, 252.42 feet;
THENCE North 71 degrees 12 minutes 50 seconds East 363.36 feet;
THENCE South 18 degrees 47 minutes 10 seconds East 252.16 feet;
THENCE South 71 degrees 12 minutes 50 seconds West 351.92 feet to the
point or place of BEGINNING.
TOGETHER with a right of way from Cox Neck Lane to the subject premises.
SUBJECT to an easement 25 feet in width running in favor of others, running
from the South side of the 50 foot wide right of way running from Cox Neck
Lane, which 25 foot right of way extends 25 feet westerly from the northwest
corner of Lot #1, hereinabove described, and running southerly 252.16 feet into
a cul.de-sac having a radius of 50 feet, which right of way and cul-de.sac are
known as Adam's Road.
