THIS INDENTURE, made the Ofday of February, 2005
BETWEEN
JOHN W. ALLEN AND PATRICIA M. ALLEN, his wife, residing at 290 Village Lane, Mattituck, New York
11952, party of the first part, and
CAROL MANZO, residing at 2174 Main Road, P.O. Box 167, Laurel, New York 11948, party of the
second part,
WITNESSETH, that the party of the first part, in consideration of Ten and 00/100--($1 O.OO)-dollars, and
other good and valuable consideration paid by the party of the second part, does hereby grant and release
unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being at Mattituck, Town of Southold, Suffolk County, New York, known and designated as Lot
No. 24 on map entitled, "Map of Village Manor at Mattituck, Town of Southold, Suffolk County, New York,
surveyed July 23, 1962 by Otto W. VanTuyl & Son, Greenport, New York and filed' in the Suffolk County
Clerk's Office on October 24, 1962 as Map No. 3669, which is more particularly bounded and described as
follows:
BEGINNING at a point on the northeasterly side of Village Lane, where the same is intersected by the
division line of Lots No. 23 and 24 as shown on the above mentioned map; .
RUNNING THENCE along said division on a course on North 70 degrees 00 minutes 00 seconds East, a
distance of 220.23 feet to a point;

THENCE on a course of South 17 degrees 00 minutes 00 seconds East, a distance of 110.65 feet to a
point;
THENCE on a course of South 70 degrees 07 minutes 50 seconds West for a distance of 214.45 feet to
the northeasterly side of Village Lane;
THENCE along the same on a course of North 20 degrees 00 minutes 00 seconds West for a distance of
110.00 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by. deed dated
6/21/96, recorded 6/18/96 in Liber 11780 page 405, the grantors herein being the same as the grantee!l in
deed recorded in Liber 11780 page 405. . " "..;'.'
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises.
TO HAVE AND TO HOLD the premises herein granted unto the: party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid..
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the
sense of this indenture so requires.
