TOGETHER with aJ] right, title and interest, if any, of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights
of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party
of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said
premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will
receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be
applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost
of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read Ilparties" whenever the sense of this indenture so requires.

SCHEDULE A-I (Description)
ALL that certain plot, piece or parcel of land, situate, lying and being at Nassau Point, Cutchogue, Town of Southold,
County of Suffolk and State of New York, bounded and described as follows:
BEGINNING at an iron pipe on the curved northerly line of Sailor's Lane, 336.53 feet westerly along said Sailor's Lane
from Little Peconic Bay Road, said point of beginning being the southwesterly comer ofland of Benkert; from said point
of beginning;
RUNNING THENCE Southwesterly along said Sailor's Lane on a curve to the left having a radius of 50.00 feet, a
distance of 78.54 feet to a monument;
THENCE along land conveyed or about to be conveyed to Hansen, South 59 degrees 55 minutes West, 113.67 feet to a
monument;
THENCE along land of Margaret V. Braatz, two courses:
I) North 30 degrees 05 minutes West, 233.00 feet;
2) North 67 degrees 13 minutes West, 165.00 feet to an iron pipe;
THENCE along said land of Benkert, South 30 degrees 05 minutes East, 162.04 feet to the point of BEGINNING.
TOGETHER with a right of way, in common with others, for access between said premises and Little Peconic Bay Road
and for installation of utility connections over the following described parcel known as Sailor's Lane;
BEGINNING at an iron pipe on the irregularly curved southwesterly line of Little Peconic Bay Road, distant
