AND the pmty of the first part covenants that the party of the first part has not done or suffered anything whereby the said
premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will
receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied
first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

and improvements thereon erected, situate, lying and being in the
Town of southold, near Mattituck, Suffolk County, New York, bounded
and described as follows:

Commencing at the point of intersection of the North line
of Bergen Avenue and the West line of a private lane or road known
as Cooper's Lane; and
RUNNING THENCE south 69 degrees 00 minutes 40 seconds west along the
North line of Bergen Avenue 480 feet, more or less, to the East line
of a strip of land owned by Cooper et al 24.75 feet wide (which is an
access lane from Bergen Avenue to other lands of Cooper which adjoin
premises herein described on the North;
THENCE north 20 degrees 49 minutes 40 seconds west 442.15 feet along
the east line of said 24.75 foot strip of lands of Cooper and others;
THENCE north 65 degrees 44 minutes 20 seconds East along the South
line of lands of Cooper and others 475.68 feet to the West line of
the first mentioned Cooper's Lane;
THENCE south 20 degrees 13 minutes 40 seconds East 268.06 feet to a
point; and
