ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being at Mattituck, Town of Southold, County of Suffolk and State of New York known and
designated as Lot Number 15 on a certain map entitled 'Map of Rosewood Estates. and filed in the Office of
the Clerk of the County of Suffolk on January 24, 1969 as Map Number 5240, bounded and described as
follows:

BEGINNING at a point on the westerly side of Rosewood Drive, distant the following three (3) courses and
distances from the most northwesterly end of an arc of. a curve connecting the westerly side of Rosewood
Drive and the southwesterly side of Cox Neck Road: .
(1) north 86 degrees 15 minutes 00 seconds west, 285.66 feet;
(2) along the arc of a curve bearing to the left having a radius 89.80 feet a length of 100.00 feet;
(3) north 22 degrees 26 minutes 50 seconds west, 464.00 feet to the true point of beginning;
RUNNING THENCE south 67 degrees 33 minutes 10 seconds west, 175.33 feet;
THENCE northerly the following two (2) courses and distances:
(1) north 23 degrees 03 minutes 40 seconds west, 72.49 feet;
(2) north 18 degrees 36 minutes 30 seconds wes~,. 42.61 f!let;
THENCE north 67 degrees 33 minutes 10 seconds east, 173.26 feet to the westerly side of Rosewood Drive;
THENCE south 22 degrees 26 minutes 50 seconds east along the westerly side of Rosewood Drive, 115 feet
to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part and Thomas C.
King, deceased, by deed from Leroy Ericson and Adele Ericson dated September 26, 1990 and recorded on
October 10,1990 in Liber 11148 cp 323.
RESERVING, HOWEVER, a legal life estate in the above-described premises with the buildings and
improvements thereon erected in and to the party of the first part, EILEEN J. KING, solely for the use and
occupancy of said party of the first part.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part 'covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word 'party" shall be construed as if it read "parties. whenever the sense of this indenture so
requires.
