TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above
described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of
the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,
the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said
premises have been encumbered in any way whatever, except as aforesaid.
AND the party of tke first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will
receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied
first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it
read "parties" whenever the sense of this indenture so requires.

ALL that certain plot, piece or parcel of land, situate, lying and being at Nassau Point or Little Hog Neck, Town of
Southold, County of Suffolk and State of New York, known and designated as Lots 231, 232 and part of Lot 233 on a
certain map entitled, "Amended Map of Nassau Point owned by Nassau Point Club Properties, Inc., situate in the Town of
Southold, Long Island, New York", surveyed June 28, 1922, by Otto Van Tuyl, C.E. & Surveyors, Greenport, New York
and filed in the Office of the Clerk of the County of Suffolk on August 16, 1922 under file no. 156 which said lots and
part of lot when taken together are bounded and described as follows:
BEGINNING at a monument on the westerly side of Wunneweta Road at the extreme southerly end of the arc of an
irregular curve connecting the southerly side of Little Peconic Bay Road with the westerly side of Wunneweta Road;
RUNNING THENCE South I degree 37 minutes 40 seconds East along the westerly side ofWunneweta Road 149.62 feet
to a monument and the division line between Lots 230 and 231 on above mentioned map;
THENCE South 30 degrees 32 minutes 00 seconds West along said division line 257.30 feet to Wunneweta Pond;
THENCE South 86 degrees 9 minutes 30 seconds West along Wunneweta Pond 104.60 feet to a point;
THENCE North 3 degrees 33 minutes 30 seconds East, 87.70 feet and passing through a monument and the easterly side
of Little Peconic Bay Road;

THENCE North 34 degrees 41 minutes 00 seconds West, 127.14 feet northerly, northeasterly and easterly along the
easterly side southeasterly side of southerly side of Little Peconic Bay Road on an irregular curve having the following
four tie lines:
I) North 16 degrees 43 minutes 00 seconds East, 123.51 feet to a point;
2) North 35 degrees 54 minutes 10 seconds East, 94.54 feet to a monument;
3) North 76 degrees 52 minutes 00 seconds East, 123.50 feet to a monument;
4) South 66 degrees 56 minutes 40 seconds East, 94.00 feet to the monument at the point or place of BEGINNING.
