and other valuable considerulion paid by the party of the second part, does hereby
grant and release unto the party of thc second part. Ihe heirs or successors and

interest to the pany of lhe second part.

thereon erecled. siluate, lying and being in Ihe Hamlet of MattilUek, Town of
Southold, County of Suffolk. State of New York, bounded and described as
follows:
BEGINNING at a concrete monument set on the northerly side of North Road
Lot 003.000 (Sound A venue) a!the southwest comer of the premises herein described
adjoining land of Lcdsal Realty Corp. on the west; RUNNING THENCE along
said land of Lcdsal Realty Corp.. North 22 degrees 12 minules 30 seconds West,
1958.56 feet to land of Herbert M. Recve; RUNNING THENCE along said land
of Herbert M. Reeve. two courses and distances as follows:
I. North 69 degrees 36 minutes 30 seconds East 293.44 feet;
2. South 22 degrees 20 minutes 00 seconds East 2044.07 feet to the northerly
side of North Road (Sound Avenue); RUNNING THENCE along the
northerly side of North Road (Sound Avenue) South 85 degrees 38 minuleS
30 seconds West 302.59 feet; THENCE South 83 degrees 45 minutes 30

BEING AND INTENDED TO ~E a lransfer by the party of the firsl part of an
additional four point five percent (4.5%) interest, equaling a total of nine percent
(9%) in the premises, to THE EDWARD AND MAY HARBES TRUST #1 party
of the second part, reserving to the party of the first part a forty-one percent (41 %)
interest in the premises.
BEING AND INTENDED TO BE a portion of the same premises conveyed to
the Grantor herein by Decd dated December 20, 2003 and recorded in the Office
of the Clerk of Suffolk County on August 20, 2004 in Uber 000012338 at Page
676.
Together with all right. tide and interest. if any, of the party of the first pan in
and to any streets and roads abutting the above described premises 10 the center
lines thereof;
