All that cerrain plot, piece or parcel of land, with the buildings and improvements
thereon erected. situate, lying and being in the Hamlet of Mattiruck, Town of
Southold, County of Suffolk. State of New York. bounded and described as
follows:
BEGINNING at a concrete monument set on the northerly side of North Road
(Sound Avenue) at the southwest comer of the premises herein described
adjoining land of Ledsal Realty Corp. on the west: RUNNING THENCE along
said land of LedsaJ Realty Corp.. North 22 degrees 12 minutes 30 seconds West,
1958.56 fcetto land of Herben M. Reeve; RUNNING THENCE along said land
of Herben M. Reeve. two courses and dislances as follows:
I. Nonh 69 degrees 36 minutes 30 seconds East 293.44 feet:
2. South 22 degrees 20 minutes 00 seconds East 2044.07 feet to the northerly
side of North Road (Sound Avenue): RUNNING THENCE along the
northerly side of Nonh Road (Sound A venue) South 85 degrees 38 minutes
30 seconds West 302.59 feet; THENCE South 83 degrees 45 minutes 30
seconds West 8.40 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the Grantors
herein by deed dated December 17. 1993 and recorded in the Suffolk County
Oerk's Office on Dccember20. 1993 at Uber 11656 page 839.
Together with all right, title and interest, if any, of the party of the first part in
and to any streets and roods abutting the above described premises to the center
lines thereof;
Together with the appurtenances and all the estate and rights of the party of
the frrst part in and to said premises:
To have and to hold the premises herein granted unto the party of the
second pan. the heirs or successors and assigns of the pany of the second pan
forever.
and the party of the fi rst pan covenants that the pany of the fi rst pan has not
done or suffered anything whereby the said premises have been encumbered in
any way whatever. except as aforesaid.
and the party of the first part. in compliance with Section 13 of the Uen Law.
covenants that the party of the first pan will receive the consideration for this
conveyance and will hold the right to receive such consideration as a trust fund to
be applied first for the purpose of paying the cost of improvement and will apply
