consideration of Ten Dollars and other valuable
consideration paid by the party of the second part,

william H. Stiles by said wickham Case and Mary M.
Case, his wife, by deed bearing date the 25th day of
July, 1914, and recorded in the Office of the Clerk
of the County of Suffolk on the 27th day of July,
1914, in Liber 882 of Deeds, at page 155;
RUNNING THENCE south 11 degrees 25' west 387 feet to
high-water mark of peconic'Bay;
RUNNING THENCE along said high-water mark of peconic
Bay north 71 degrees 20' 47" west 174.6 feet to land
now or formerly of Wickham Case;
RUNNING THENCE north 11 degrees 25' east along the
land now or formerly of Wickham Case 366.5 feet to
the southerly side of said highway and
THENCE easterly along the southerly side of said
highway 173.25 feet to the point or place of
beginning.
Being and Intended to be the same premises
conveyed to Robert Carruthers herein by Deed dated
November 18, 1982, and recorded in the Office of the
Clerk of Suffolk County on January 10, 1983, in Liber
9297 at Page 221. Said Quitclaim Deed being executed
and recorded to relinquish and release' any interest,
including the right to occupy said property for a
two~year period, that was given and bequeathed to the
grantor under the Will and Codicils of the late
Robert Carruthers, probated in the Su~folk County
Surrogate's Court pile #1769P2004;

Together with all right, title and interest, if any,
of the party of the first part in and to any streets
and roads abutting the above described premises to
the center lines thereof;

Together with the appurtenances and all the estate
and rights of the party of ,the first'part in ~nd to

To have and to hold the premises herein granted
unto the party of the second part, the heirs or
successors and assigns of the party of the second
part forever.

party of the first part has not done or suffered
anything whereby the said premises have been
encumbered in any way whatever, except as aforesaid.
and the party of the first part, in compliance with
Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for
this conveyance and will hold the right to receive
such consideration as a trust fund to be applied"
first for the purpose of paying the cost of
improvement and will apply the same first to the
payment of the cost of the improvement before using
any part of the total of the same for any other

it read "parties" whenever the sense of this
indenture so requires.
