Mr. 11 of Winds Way Building~Corp. was present for a
press sion conference for a site plan to construct
buildings located at Southold. Mr. Wendell explained
that first building in the professional center was in
1976 another unit was added last year. He stated that
the ~uil~ing would contain offices for Doctors. The new
buil~ing~proposed would be of the same architecture, color
and ~ave~the same type of plantings as the other buildings
exis~in~ He also said that he has more than enough parking
for ~he~uilding, nd he was keeping the same ingress and
egre~s a~ proposed since there was not that much traffic
gene~ate~ by the use of the buildings, &nd the County prefered
limi~ing~the nu~lber of driveways onto ~he County r~ad. Mr.
W~nd~ll ~tated that the building cwould contain 5 or 6 offfces,
and ~he ~xisting offices were already allrented. It was the
consensu~ of the Board that a field inspection of the propoerty
will belnducted pri°r t° any act~°~', ~ ,

Corp~ l~ated at Cedar Pt. Drive, Southold. This set-off
rec~ve~la variance on the insufficient area from the

DESCRIPTION OF ACTION
The~ mi'~-or subdivision of Winds Way Building Corp, Map of Svante
Johnson,I lo~ated at Southold is' two lots on 3 '-~.~.~.acres~1000-90-3-18,
Th~ prgject has be~n determined not to have a significant
effect ~n t~e environment for the following reasons:
An lenv~ronmental assessment has been submitted which
indicated that no significant adverse effects to the
environment were likely to occur should the project
be limDlemented as planned.
Be~ cue there has been no correspondence from the Department of
En~iro~m~%al Conservation in the alotted time, it is .assumed
that t~e agency has no objections or comments. ~'¥~
'Th~ De~rtment of Heg~t-h Services has no objection to~our designation
of agency'. There is no record of an application to this
De! ar ent. Application on Lot No. 1, HD #t4So245. It appears
'th~ t ~e project can be served by Subsurface sewage dispo'sal system
de] n .ng on subdoil conditions being adaquate. The project can
be e ~@d by an individual water supply system, however, test~ll
wi ~ required d%~ to marginal water supply. ~
~ject will meet all the requirements of the Code
Town of Southold Subdivision of Land Regulations.

Mr. R~cha~d Lark, esq. and Mr. Allen Ovsianik were present
to di~cus~ the site plan of Allen Qysianik for the constrnction
of a Cas Ktatio~ located on. County Rt .48,. Peconic. Mr. Lark
indicated/that everything the board requested was 'on the p~an.
Mr. l~rk presented the Board with photos of gas stations built
similgr tp the way this one is proposed. Mr. Lark explained
that ~xcebt for the two large maple trees, there were no
consi~erap~le trees on the site. He further explained that
the c91d ~eather was approaching and Mr. O~vsianik wanted to
const[uct[prior to a freeze, or snow. Mr. Ward requested that
the s~e ~e set-back further , and he asked for an arch.itectural
rende[ing~too. He also requested that the signs etc be set
back .~ li~ztle. The Board was in agreement that they would like
to se~ th~ builddng be sided with cedar shakes. Mr. 'Ovsianik
stated, that. the gas station would .be full-service, except
he wa~ ha~ing it equiped as a self-service so if he ever
wante~ to/ convert it he could. With a Self service station,
there are more requirements for safety precautions, therefore,
Mr. Oysia~lik stated that he was adding this to the plans now
rathe~ thf~n have to do everything over in the future. Mr. Ward~
~ate~ theft he d-id not see any' need for all the asphalt in the rear
th9 bul-klding since there would be no auto repair. Mr. Lark
expla~ned~ that it is all needed for the self service because the
special..plipes lay under the asphalt. Mr. Ward recommended
moving ~n~ island and pumps back 50 to 75' back from the road,
rathe~ th~n the 25' currently shown on the plans l It was also
noted/ tha~ the County will have to be contacted for a curb cut.
The're was~discussion that the plan must have ample room for
tractgr t~ailers to manuever when making deliveries. It was
sugge~ted~by the B~ard that if the asphalt is curved rather than
squar.~d o~f, this would eliminate some of the asphalt. The
Board requested covenants and restrictions that this will be
a gaslshatlion only and there will be no servicing or repairs
made ~nth~ premises. The Chairman stated that this condition
could]be ~ condition cf approval of the site plan. It was the
consei~sus!of the Board to review the site plans again when the
