Rich informed the Board that he was proposing to con~T_rn-ct ~n offic~ .bu~lding for Goldsmith and Tuthill. Victor Lessard commented that ~h~ ~nblic should not be allowed in the parking area due ~to the hm-rmful chemicals that are sold.. Mr. Raynor informed ~Mr.. ~rk an~r_. ~ich that this site plan would need Zoning Board o£ Appeals ~uproval for th~ ~et bac~. He also asked tkat the ~ketch maR,be revised to show ingress, egress, and 2,000 's_q.~-are feet ~ pmrkinq. 2/13/84 Mr. Cornell and Mr. Dubivich were present to disucss a site plan for C & D Realty located at Peconic. The Board made the following arecommendateions: The site Plan must have 40,000 square feet and 25% of that must be landscaped. The site plan must have 25 feet side yard, and signs The-~Suffolk County Planninq commission and Highway Qepartment must be contacted for a curb cut. It was the concensus of the Board that the applicant should see Mr. Victor Lessard, Building Inspector first and then re-submit plans to the Planning Board. On a motion made by Mr. Mullen, seconded by Mr. Orlowski it was RESOLVED that the Southold Town Planning Board recommends that Constance KlaDper apPl~ to the Zoninq Board of appeals with regard to the minor subdivision located at Cutchgoue, which contains undersized lots. Vote of the Board: Ayes : Raynor, Mullen, Orlowski, Latham The Board set the f llowing new proposals for a field inspection prior to the next meeting. Randazzo-Southold Merrill-Laurel ~rigonis-Southold Winds Way-Southold Blair-East Marion Chudiak-Mattituck DiVello-Mattituck On a motion made by Mr. Latham, seconded by Mr. Orlowski it was RESOLVED that the Southold Town Planning Board recommend that ~ohn and Frances Di Vello petition the Town Board for relief under Local Law 1t with regard to the minor subdivision located at Mattituck which contains undersized lots. The $outho~d Town Planning Board recommehd that Mrs. Carol Plock apply to the Zoninq Board Of Appeals with regard to the minor subidivsion located at Southold which contains undersized lots. vote of the Board: Ayes: Raynor, Mullen, Orlowski, Latham Page 3 -~ 2/13/84 Mr. Forchelli was present to discussthe site plan for the Cove located at Bayview, Southold. He explained to the Board that the concept would be a Homeowners Association containing 33 units. All the amenities will be part of the association.with no outside memberships. The Board asked that Mr. Forchelli furnish a Certificate of Disclosure stating a list of the principal stockholders p_~ the Corporation for the records. On a motion made by Mr. Mullen, seconded by Mr. Orlowski it was RESOLVED that the Southold Town Planning Board submit the site plan to the Building Department for certification. Vote of the Board: Ayes: Raynor, Mullen, Orlowski, Latham On a motion made by Mr. Mullen, seconded by Mr. Latham it was RESOLVED that the Southold Town Planning Board submit the site plan for the Cove located at Southold to the Suffolk County_Planning Board for their review. Vote of the Board: Ayes: Raynor, Mullen, Orlowski, Latham On a motion made by Mr . Mullen, seconded by Mr. Orlowski it was RESOLVED that the Southold Town Planning Board delcare itself lead agency in regard to the State Environmental Quality Review Act in the matter of the subdivision for the Cove located at Southold an initial determination of non-significance has been made. Vote of the Board: Ayes: Raynor, Mullen, Orlowski, Latham Mr. Ed Vianney was present to discuss the ~ite plan of Brewer 3acht Yard to qonstruct a.n electrical vault. Mr. Vianney informed the Board of the principal stock~--olders of the Corporation- they are: ~ohn D. Brewer, John S. Johnson, John McMann, Paul Dobne¥, Reeves Potts, and Ed. Vianny. On a motion made by Mr. Latha~, seconded by Mr. Orlowski it was RESOLVED that the Southold Town Planning Board forward the site plan "Brewer Yacht Yard" to the BuiLding Inspector's office for certification. Vote of the Board: Ayes: Raynor, Mullen, Orlowski, Latham On a mOtion made by Mr. Orlowski, seconded by Mr. Latham it was RESOLVED that the Southold Town Planning Board ~pprove the set-off of the Estate of Frank Machinchic~ to be deeded over to P. Gorman, lOcated at Cutchogue, subject to the approval of the Suffolk County Planning Commission. Vote of the Board: Ayes: Raynor, Mullen, Orlowski, Latham i- Page 4 ~-- 2/13/84 On a motion made by Mr. Mul~en, seconded by Mr. Orlowski it was RESOLVED that the Southold Town Planning Board deny the application of Henry P. Smith, located at Peconic due to the ~ndersized lots. Vote of the Board: Ayes: Raynor, Mullen, Orlowski, Latham It was also noted that this must be applied for as a subdivision not a set-off. On a motion made by Mr. Latham, Seconded by Mr. Orlowski it was RESOLVED that the Southold Town Planning Board will make a field inspection of the subdivision of Daniel Conklin, located at Greenport~, containing 4 lots; prior tb the next meeting. Vote of the Board: Ayes: Raynor, Mullen, Orlowski, Latham On a motion made by Mr. Orlowski, seconded by Mr. Latham it was RESOLVED that the Southold ~Town Planning Board will ma~k~ ~% field inspection of the minor subdivision of Rhilip V Sc~~ at Cutchogue prior to the next meeting. Vote of the Board: Ayes: Raynor, Mullen, Orlowski, Latham On a motion made by Mr. Latham, seconded by Mr. Orlowski it was RESOLVED that the Southold Town Planning Board 9pprove the site plan of Hellenic Snack Bar located at East Marion for the expansion of the snack bar. Vote of the Board: Ayes: Raynor, Mullen, Orlowski, Latham William B. Smith was present to discuss the subdivision of Lonq Pond Estates, Section I. The Board noted that t~e road within ~e subdivision was cut incorrectly, which means that all the lots are undersized.~ Th~ Boa-~d st~ted~that they would not sign the maps due to the undersized lots a~d an engineer would also be needed to stamp the maps. The Board recommended that Mr. ~-~i~--~ ~--~t~-~t ~ s~-~-~ey--~ Howard Young and Young, in order to change the lot lines~ as well.~'~the metes and bounds On a motion made by Mr. Orlowski, seconded by Mr. Latham it was RESOLVED that the Southold Town Planning Board approve the site plan "St. Peter's Lutheran Church, Section I" for the construction of two four-unit buildings. Vo~ of the Board: Ayes: Raynor, Mullen, orlowski, Latham Page 5 ~-~ 2/13/84 On a motion made by Mr. Mullen, seconded by Mr. Orlowski itwas RESOLVED that the Southcld Town Planning Board ~pprove the ~ite plan "Younq's Boat Yard and Marina" located at Southold to construct 2 additional tennis courts subject to the Zoning Board of Appeals for a set back. Vote of the Board: Ayes: Raynor, Mullen, Orlowski, Latham Marshall- Fisher's Island- I% was noted that no Certificate of Occupancy was issued_for~the building ~o-~be~moved. The Board will hold this over until it is approved by the Building Inspector. On a motion made by Mr. Latham, seconded by Mr. Orlowski it was RESOLVED that the Southold Town Planning Board a~pprove the site plan of Michael Hall for the building of a law office located at Vote of the Boar~_: Ayes: Raynor, Mullen, Orlowski, Latham On a motion made by Mr. Mullen, seconded by Mr. Orlowski it was RESOLVED that the Southold Town Planning Board ~efer the site plan of Peter Luhrs for the construction of the p~bli~ qarage to the Building Inspector for Certification. Vote of the Board: Ayes: Raynor, Mullen, Orlowski, Latham On a motion made by Mr. Orlowski, seconded by Mr. Latham it was RESOLVED that the Southold Town Planning Board recommend that ~.r, and Mrs. Mercier proceed with a use variance rather than _~a~_h_a_~9 of zone. vote of the Board: Ayes: Raynor, Mullen, Orlowski, Latham On a motion made by Mr. Latham, seconded by Mr. Orlowski it was RESOLVED that the Southold Town Planning Board approve the set- off of the Fishers Island Ferry District to be acquired ~by the Town of Southo~bjec~t to the _approval of the Zoninq Board of_ ADDeals. Vote of the Board: Ayes: Raynor, Mullen, Orlowski, Latham Page 6 . ~ 2/13/84 On a motion made by Mr. Latham, seconded by Mr. Orlowski it':was RESOLVED that the $outhold Town Planning Board request that all the areas designated as wetlands be excluded from the builda~t-e base-------of the proposed subdivision of M0hrinq Enterprises located at Mattituck. Vote of the Board: Ayes: Raynor, Mullen, Orlowski, Latham On a motion made by Mr. Latham, seconded by Mr. Orlowski it was RESOLVED that the Southold Town Planning ~isap_prove the minor subdivision of Frances D. Epp located at Southold~ due to the undersized lots that would be created. Vote of the Board: Ayes: Raynor, Mullen, Orlowski, Latham On a motion made by Mr. Latham, seconded by Mr. Orlowski it was RESOLVED that the Southold Town Planning Board disDpprove the minor subdivision of Jon Kerbs, located at Mattituck, since the area is subject to flooding and much of the land is under water. Vote of the Board: Ayes: Raynor, Mullen,Orlowski, Latham On a motion made by Mr. Mullen, seconded by Mr. Orlowski it was RESOLVED that the Southold Town Planning Board a. pprove the sketch map__of Margery Dickerson Burns, dated January 16, 1972 and amended April--15, 1983 and November 9, 1983, located at Southold. Vote of the Board: Ayes: Raynor, M~llen, Orlowski, Latham On a motion made by Mr. Mullen, seconded by Mr. Orlowski it was RESOLVED that the next meeting_ of the Southold Town Planning_ Board will be held at 7:30 p.m., March 12, 1984 at the Town Hall Main Road, Southold, NY. Vote of the Board: Ayes: Raynor, Mullen, Oriowski, Latham Being no further business to come before the Board, Mr. Mullen made a motion to adjourn the meeting, seconded Mr, ©rlowski and all carried.
