BEGINNING. at a concrete monument of the southerly side of a 20 foot private road known as Beechwood
Road, said rnonument being about 1480 feet southerly and westerly from New Suffolk Avenue as measured
along the westerly and southerly sides of said private road; from said monument of beginning, at the northeast
comer of the premises herein described adjoining land of Seh an the east. running along said land of Seh, S
0.30' W. 186.30 feet to ordinary high water mark of Great Peconic Bay; running thence in a generally
southwesterly and the wasterly direction along said ordinary high water mark of Great Peconic Bay 58 feet.
more or less. the tie line being S. 87" 40' 10' W. 54.59 feet, to land of Belfi: running thence along said land of
Belf., N. 5" 10' E. 186.70 feet to a concrete monument on the southerly side of Beechwood Road; running
thence along southerly side of Beechwood Road two courses and distances as follows: (1) S. 81" 55' 50' E.
15.73 feet; tllence (2) N. 78" 38' East 24.27 feet to the monument and place of BEGINNING.
TOGETHER with an easement in common with others over Beechwood Road for access between said
premises and New Suffolk Avenue and Halls Creek.
TOGETHER with the right, tiUe and interest of the parties of the first part in and to the land and beach in front
of said premises and on the Great Peconic Bay side thereof to the low water mark of said Bay, and
TOGETHEFI with any and all right of the parties of the first part to the use and enjoyment of beaches of
adjoining p"'perties.
BEING AND INTENDED TO BE the same premises conveyed to Grantor by deed dated 10/31/94 and
recorded on 1/25/95 in the Suffolk County Clerk's Office in Liber 11712 page 013.
Reserving tClthe party of the first part a life estate in the premises.
TOGETHER with all right, title and interest. if any. of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereat, TOGETHER with the appurtenances and all
the estate and rights of the party of the first pert in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second I""rt forever.
AND the party of the first part covenants tltat the party of the first part has not done or suffered anything
whereby the, said premises have been encumbered in any way whatever, except as aforeseid.
AND the party of the first part, in compliance with Section 13 of the Lien Law. covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the Improvement before using any part !>f the total of the same for any other
purpose. The word 'party" shall be construed as If it read "parties" when ever the sense of this indenture so
requires.
