S. RUSSO, residing at 1200 Rosewood Drive, Mattituck, New York 11952, and DEBORAH A. SHALVEY,
residing at 8917 North Hwy., Apt. 156, Pensacola, FL 325l:leach as to an undivided 1 % interest
as Tenants in Common, party of the second part,

20 seconds East, a distance of 125.0 feet from the intersection of said southerly line
of Case Road with the easterly line of Bay Road (whie:h point is the northwesterly
corner i-of the premises herein described and the northeasterly corner of premises
heretofore conveyed to Thomas L. Shalvey and Elizabeth J. Shalvey); running thence
along the southerly line of Case Road, South 76 degrees 58 minutes 20 seconds East,
a distance of 100.0 feet to land now or formerly of Ruth B. Case; running thence along
said land now or formerly of Ruth B. Case, South 13 degrees 1 minute;40 seopnds West,
a distance of 150.0 feet; running:Jthence along other land now or formerly of Clifford
T. Case, Katherine R. Case and David T. Case, North 76 degrees 58,'minutes 20 seconds
West, a distance of 100.0 feet to the said premises heretofore conveyed to Thomas L.
Shalvey and Elizabeth J. Shalvey; running; thence North 13 degrees 1 minutes 40 seconds
East, a distance of 150.0 feet to the point or place of BEGINNING.

New Suffolk Avenue, east by lands now or formerly of Beverly King, south by Peconic Bay
and west by lands now or formerly of G.H. Case estate.
SUBJECT to COVenants, restrictions, easements, reservations and agreements of record.
BEING AND INTENDED TO BE the same premises as conveyed to the party of the first part.
by deed dated January 9, 1987 and recorded in the office of the Clerk of the County
of Suffolk on February 13, 1987 in Liber 10248, page 454.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets an'd roads abutting
the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and
rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted
unto the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund
to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment
of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party"
shall be construed as if it read "parties" when ever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above written.
