1. Final survey of property with accurate location of all buildings, property lines,
streets, and unusual natural or topographic features.
2. Final Approval from Health Dept. of water supply and sewerage-disposal(S-9 form).
3. Approval of electrical installation from Board of Fire Underwriters.
4. Sworn statement from plumber certifying that the solder used in system contains
less than 2/10 of 12 lead.

SEORA DETERMINATION: The Zoning Board of Appeals has visited the property
under consideration in this application and determines that this review falls under the
Type II bategory of the State's List of Actions, whhout an adverse effect on the
em~ironmem if the project is implememed as planned.
PROPERTY FACTS/DESCRIPTION: The applicant's property is 1.36 acres improved
by asingle-family dwelling residence in the main building, two accessory guest houses,
and accessory non-habitable studio budding (see Pro-C.O. #Z-17030 dated June 24, 1988
to Lily Emmet West). This property is located on the north side of Madeline Avenue and
the west side o€ Central Avenue on Fishers Island.
BASIS OF APPLICATION: Building Department's July 5, 2002 Notice of Disapproval
denying a pemtit to wnstruct a additions and alterations to the existing. main dwelling
and hvo accessory guest houses, for the reason thatthe additions increase the degree of
nonconformance or creates a new nonconformance. The setback is also located at less
than 55 feet, the code's minimum requirement under Section 100-244B from any front lot
line.
FINDINGS OF FACT
The Zoning Board of Appeals held a pubfic heating on this application on November 14,
2002, at which time written and oral evidence were presented. Based upon all testimony,
documentation, personal inspection of the property, and other evidence, the Zoning Board
finds the following facts ro be true and relevant:
APPLICANT' S REQUEST Applicants request a Variance by structurally connecting the
ezisting non-habitable studio to the existing guest cottage, and by adding and attached
two structures, the main single-family dwelling and another existing guest cottage, by an
ettcJosed addition. More specific details are available as shown on the site plan prepared
by Chander, Palmer & King, CMEICPK Design Group, last dated June 15, 2001 and
revised 6-6-02.

REASONS FOR BOARD ACTION: On the basis of testimony presceted, materials
submitted, andpersonal inspections, the Board made the following findings:
1. Grant of an area variame wr71 not producean undesirable chaoge in the character of
the neighborhood. or a detriment to nearby properties. The granting of these variances will
.not produce an undesirable change in the character of the nelghborhood,~or be a detrimem
to nearby Properties,. because the applicant has,proposed a plot plan designed to reduce
the total number of pre-existing accessory sbucttrres, (gt>est cottages), from three to one,
by attachutg the closes[ one to the preexisting principle dwelling, and by combining the
other two mo orte umt.
2. She benefit sought by the applicant cannot be achieved by some other method,
feasiblefor the applicatn to pursue, other than as aces variance, because the principle
dwelling has apre-e~dating front yard setback on Madeline. Ave. of +_17 feet Thie
.setback will remain the same after the proposed porch addition. The pre-erdsting
accessory structures require another variance to allow for the alterations proposed by the
applicant.
3. Therequested variances are not substantial. The front yard setback wilt be maintained,
and other setbacks are greater than required by code. Total tot coverage after completion
of the project will be appro>omately sirs percent.
4. The proposed variances will not have an adverse effect or rmpact on the physical or
envicomneatal conditions in the neighborhood, or district. The applicant will maintain
the firm yard setback, and the applicant wilt have constructed a sih-retemion fence along
a portion of yard, where lawn abuts a smali fresh water wetlands on the property's eastern
edge.
5. The diffiwlty for the applicant is not self-created, but is due to the placement of the
pre-existing Principal budding, and other accessory structures on the parcel.
6. The relief offered to this applicant is the.minimum determined trecessary for this
applicant to enjoy the benefit of implementing the proposed glary while at the same time
protecting and preserving the clnuacter of the neighborhood, as well as the health, safety,
and welfare of the surrounding community.

SPECIAL CONDITIONS
1 The existing cottages and studio will remain unheated and not be improved from their current condition except for the
cottage attached to the existing house.
2. Any work, disturbance, and storage of construction materials shall be confined to within the "Limit of Clearing and Ground
Disturbance" as shown on the approved plan.
3. Heavy equipment, including bulldozers, backhoes, payloaders, etc., shall not be operated in the wetland.
4. A snow fence or other temporary project-limiting fence shall be erected prior to the commencement of any permitted
activities along the upland edge of the designated buffer area in order to prevent the inadvertent intrusion of equipment into
the protected area. The fence shall be maintained until project completion.
5. Prior to commencement of any construction activities, a continuous row of straw bales shall be staked end to end along
the eastern edge of the "limit of grading, clearing, and ground disturbance" line as shown on the approved plans. The bales
shall be maintained, repaired and replaced as often as necessary to ensure proper function, until all disturbed areas are
permanently vegetated. The average useful life of a bale is approximately 3-4 months. Sediments trapped by the bales shall
be removed to an approved upland location before the bales themselves are removed.
6. Prior to commencement of any construction activities, a continuous row of straw bales shall be staked end to end along
the base of the snow fence (or other temporary, project limiting fence) on the upslope or project side of the fence. The bales
shall be maintained, repaired and replaced as often as necessary to ensure proper function, until all disturbed areas are
permanently vegetated. The average useful life of a bale is approximately 3-4 months. Sediments trapped by the bales shall
be removed to an approved upland location before the bales themselves are removed.
7 Straw bales shall be recessed two to four inches into the ground.
8. All disturbed areas where soil is temporarily exposed or stockpiled for longer than one (1) day shall be covered with a tarp
or contained by a continuous line of staked straw bales placed on the downslope or wetland side.
9. Any demolition debris, excess construction materials, and/or excess excavated materials shall be immediately and
completely disposed of on an approved upland site more than 100 feet from any regulated freshwater wetland. These
materials shall be suitably stabilized so as not to re-enter any water body, wetland, or wetland adjacent area.
10. Excavated sediments shall be placed directly into the disposal site or conveyance vehicle. No sidecasting or temporary
storage of excavated sediments is authorized.
11 All fill shall consist of clean soil, sand and/or gravel that is free of the following substances: asphalt, slag, flyash, broken
concrete, demolition debris, garbage, household refuse, tires, woody materials including tree or landscape debds, and metal
objects. The introduction of materials toxic to aquatic life is expressly prohibited.
12. The permittee shall incorporate the following language as a notice covenant to the deed:
"Regulated freshwater wetlands associated with NL-5 are located on/near the properties of Marc Rubenstein and her heirs,
assigns or successors. This property is subject to the provisions of Environmental Conservation Law (ECL) Article 24, and
the conduct of regulated activities may occur only pursuant to ECL Article 24 if prior approval is given by the New York State
Department of Environmental Conservation (NYSDEC) or its successor(s). Regulated activities include, but are not limited
to clearing of vegetation; application of chemicals; excavation; grading and filling; and erection of any structure(s)."
This deed covenant shall be recorded with the Clerk of Suffolk County within 90 days of the issuance of this permit. A copy
of the covenanted deed or other acceptable proof of record, along with the number assigned to this permit, shall be sent within
one calendar year of the issuance of this permit to: NYSDEC, Regional Manager Bureau of Habitat, SUNY Building 40, Stony
Brook, New York 11790-2356.

13. A Permit Compliance Site Monitor (hereafter, "Site Monitor') shall be hired by the permittee to oversee and inspect
the work that is the subject of this permit.
(A) Qualifications
The primary Site Monitor shall have at least two (2) years experience or formal training in each of the following
areas: environmental sciences, construction practices, protective measures and mitigation techniques. In case
of emergency, aback-up Monitor shall be made available and must have a minimum of one (1) year experience
or training in the aforementioned areas.
The qualifications and contact information of the selected Site Monitor and the designated emergency back-up
Monitor shall be submitted in writing to: NYSDEC, Bureau of Environmental Protection (BEP), Regional
Manager, SUNY Building 40, Stony Brook, New York 11790-2356, at least one (1) month prior to commencement
of the project, for staff review and approval.
(B) Site Resoonsibilitie
As a minimum, the Site Monitor must be present at the project site to oversee any environmentally sensitive work
including, but not limited to, installation of protective measures, use of equipment near buffer areas, planting of
disturbed areas, creation of wetlands, etc.
The Site Monitor shall also oversee the ongoing inspection and maintenance of required protective devices,
equipment, etc.
In the event that the Site Monitor is unable to be at the project site during environmentally sensitive work, the
emergency back-up Monitor shall be utilized by the pennittee. The back-up Monitor will have the same
responsibilities as the primary Site Monitor Use of the back-up Monitor shall be reported to the BOH Regional
Manager within twenty-four (24) hours via telephone (516) 444-0275 or facsimile machine (516) 444-0373.
(C) Schedules and Reoorting
The Site Monitor shall submit a detailed construction schedule prior to work commencement. After work has
begun, the Site Monitor shall submit bi-weekly written reports which must include items such as changes in the
construction schedule, work accomplished over that period, problems encountered, etc. These reports must
either be hand delivered or sent via facsimile machine to the BOH Regional Manager Extraordinary events such
as accidents, vandalism, failures, and natural disasters affecting the project, and any counteractive measures
taken by the permittee, shall be reported to BOH Regional Manager within twenty-four (24) hours via telephone or
facsimile machine. Additionally, the Site Monitor must supply a contact telephone number; response by the Site
Monitor to a call from BOH staff must occur within 24 hours.
(D) Authori
The Site Monitor shall be empowered with the authority to suspend project work, within the NYSDEC jurisdic-
tional •area, at any time she/he feels that permit compliance is in jeopardy or that other site violations have
occurred. The Site Monitor shall contact the BOH Regional Manager within 24 hours of the occurrence, via
telephone or facsimile machine, for instructions on how to proceed.

It2m A: Permittee Accepts Legal Responsibility and Agrees to Indemnification
The permittee expresslyagrees to indemnify and hold harmless the Department of Environmental Conservation ofthe State
of New York, its representatives, employees, and agents ("DEC") for all claims, suits, actions, and damages, to the extent
attributable to the permittee's undertaking of activities or operation and maintenance of the facility or facilities authorized by
the permit in compliance or non compliance with the terms and conditions of the permit. This indemnification does not
extend to any Gaims, suits, actions, or damages to the extent attributable to DEC's own negligent acts.
Item B: Permittee's Contractors to Comply with Permit
The permittee is responsible for informing its independent contractors, employees, agents and assigns of their
responsibility to comply with this permit, including all special conditions while acting as the permittee's agent with respect
to the permitted activities, and such persons shall be subject to the same sanctions for violations of the Environmental
Conservation Law as those prescribed for the permittee.
Item C: Permittee Responsible for Obtaining Other Required Permits
The permittee is responsible for obtaining any other permits, approvals, lands, easements and rights-of-way that may be
required to carry out the activities that are authorized by this permit.
Item D: No Right to Trespass or interfere with Riparian Rights
This permit does not convey to the permittee any right to trespass upon the lands or interfere with the riparian rights of
others in order to perform the permitted work nor does it authorize the impairment of any rights, title, or interest in real or
personal property held or vested in a person not a party to the permit.
GENERAL CONDITIONS
General Condition 1: Facility Inspection by the Department
The permitted site or facility, including relevant records, is subject to inspection at reasonable hours and intervals by an
authorized representative of the Department of Environmental Conservation (the Department) to determine whether the
permittee is complying with this permit and the ECL. Such representative may order the work suspended pursuant to ECL
71-0301 and SAPA 401(3).
The permittee shall provide a person to accompany the Department's representative during an inspection to the permit area
when requested by the Department.
A copy of this permit, including all referenced maps, drawings and special conditions, must be available for inspection by
the Department at all times at the project site or facility Failure to produce a copy of the permit upon request by a Depart-
ment representative is a violation of this permit.
General Condition 2: Relationship of this Permit to Other Department Orders and Determinations
Unless expressly provided for by the Department, issuance of this permit does not modify, supersede or rescind any order
or determination previously issued by the Department or any of the terms, conditions or requirements contained in such order
or determination.
General Condition 3: Applications for Permit Renewals or Modifications
The permittee must submit a separate written application to the Department for renewal, modification or transfer of this
permit. Such application must include any forms or supplemental information the Department requires. Any renewal,
modification or transfer granted by the Department must be in writing.
The permittee must submit a renewal application at least:
a) 180 days before expiration of permits for State Pollutant Discharge Elimination System (SPDES), Hazardous
Waste Management Facilities (HWMF), majorAirPollution Control (APC) and Solid Waste Management Facilities
(SWMF); and
b) 30 days before expiration of all other permit types.
Submission of applications for permit renewal or modification are to be submitted to:

General Condition 4: Permit Modifications, Suspensions and Revocations by the Department
The Department reserves the right to modify, suspend or revoke this permit in accordance with 6 NYCRR Part 621 The
grounds for modification, suspension or revocation include:
a) materially false or inaccurate statements in the permit application or supporting papers;
b) failure by the permittee to comply with any terms or conditions of the permit;
c) exceeding the scope of the project as described in the permit application;
d) newly discovered material information or a material change in environmental conditions, relevant technology or
applicable law or regulations since the issuance of the existing permit;
e) noncompliance with previously issued permit conditions, orders of the commissioner, any provisions of the
Environmental Conservation Law or regulations of the Department related to the permitted activiq

( FRESHWATER WETLANDS )
If future operations by the State of New York require an alteration in the position of the structure or work herein
authorized, or if, in the opinion of the Department of Environmental Conservation it shall cause unreasonable
obstruction to the free navigation of said waters or flood flows or endanger the health, safety or welfare of the people
of the State, or cause loss or destruction of the natural resources of the State, the owner may be ordered by the
Department to remove or alter the structural work, obstructions, or hazards caused thereby without expense to the
State, and if, upon the expiration or revocation of this pennit, the structure, fill, excavation, or other modification of
the watercourse hereby authorized shall not be completed, the owners, shall, without expense to the State, and to
such extent and in such time and manner as the Department of Environmental Conservation may require, remove all
or any portion of the uncompleted structure or fill and restore to its former condition the navigable and flood capacity
of the watercourse. No claim shall be made against the State of New York on account of any such removal or
alteration.
2. The State of New York shall in no case be liable for any damage or injury to the structure or work herein authorized
which may be caused by or result from future operations undertaken by the State forthe conservation or improvement
of navigation, or for other purposes, and no claim or right to compensation shall accrue from any such damage.
3. Granting of this permit does not relieve the applicant of the responsibility of obtaining any other permission, consent
or approval from the U.S. Army Corps of Engineers, U.S. Coast Guard, New York State Office of General Services
or local government which may be required.
4. All necessary precautions shall be taken to preGude contamination of any wetland or waterway by suspended solids,
sediments, fuels, solvents, lubricants, epoxy coatings, paints, concrete, leachate or any other environmentally
deleterious materials associated with the project.
5. Any material dredged in the conduct of the work herein permitted shall be removed evenly, without leaving large refuse
piles, ridges across the bed of a waterway or floodplain or deep holes that may have a tendency to cause damage
to navigable channels or to the banks of a waterway.
6. There shall be no unreasonable interference with navigation by the work herein authorized.
7 If upon the expiration or revocation of this permit, the project hereby authorized has not been completed, the applicant
shall, without expense to the State, and to such extent and in such time and manner as the Department of
Environmental Conservation may require, remove all or any portion of the uncompleted structure or fill and restore the
site to its fonner condition. No claim shall be made against the State of New York on account of any such removal
or alteration.
8. If granted under 6NYCRR Part 608, the NYS Department of Environmental Conservation hereby certifies that the
subject project will not contravene effluent limitations or other limitations or standards under Sections 301, 302, 303,
306 and 307 of the Clean Water Act of 1977 (PL 95-217) provided that all of the conditions listed herein are met.
9. At least 48 hours prior to commencement of the project, the permittee and contractor shall sign and return the top
portion of the enclosed notification form certifying that they are fully aware of and understahd all terms and conditions
of this permit. Within 30 days of completion of project, the bottom portion of the form must also be signed and
returned, along with photographs of the completed work and, if required, a survey
10. All activities authorized by this permit must be in strict conformance with the approved plans submitted by the
applicant or his agent as part of the permit application.

The attached plan, when duly signed by a representative of the Department, constitutes a permit to construct a water
supply and/or collection system for the property as depicted. The applicant should take note of any conditions of
approval, which may be indicated on the plan or enclosed herein. Construction must conform with applicable
standards including "Standards for Approval of Plans and Construction for Sewage Disposal Systems for
Single Family Residences" and "Standards and Procedures for Private Water Systems." Omissions, errors or
lack of details on the plan does not release the applicant from the responsibility of having the construction done in
conformance with applicable standazds.
The permit (plan) expires three (3) years after the approval date. Any modifications which may affect the proposed
sewage disposal or water supply systems requires submission of a revised plan and additional fees (if applicable) for
reapproval prior to construction. No inspections Will be performed by the Department on expired
ermits.
Permits may be renewed, extended, transferred or revised in accordance with the procedures described in
"Submission Requirements for Approval of Sewage Disposal and Water Supply Facilities for Single Family
Dwellings" (Form WWM-041).
It is the applicant's responsibility to call the department at 852-5754, in advance, to arrange inspections of the
sewage disposal and/or water supply facilities prior to backfilling. These include inspections of the sewage
collection and disposal systems, water supply system components and piping, and final grading as shown on the
approved plans. In certain cases, inspections of the soil excavation maybe required to determine the acceptability of
the soils for sewage disposal systems. The Department must be not:;fied at least 24 hours in advance to schedule
an inspection and excavation inspections must be confirmed by calling 852-5700 prior to 9:30 A.M., the morning
of the inspection. Article VII of the Suffolk County Code, "Septic Industry Businesses," requires that all installers
of septic systems within Suffolk County shall possess a valid license from the Suffolk County t~ce of Consumer
Affairs. This office can refuse to perform inspections or grant final approval for the construction ofprojects that are
installed by an unlicensed individual. It is, therefore, in your best interest to utilize a cesspool contractor with a
valid license to avoid substantial delays in your project.
FINAL APPROVAL ISSUED BY THE DEPARTMENT IS NECESSARY PRIOR TO THE
OCCUPANCY OF NEW BUILDINGS, ADDITIONS TO EXISTING BUILDINGS, OR FOR
THE USE OF SEWAGE DISPOSAL OR WATER SUPPLY SYSTEMS.

The work covered by these specifications, corresponding drawings and related
documents, the "Contract Documents", shall consist of additions and alterations
to the house and outbuildings of Patricia Pierce and Marc Rubenstein, Fishers
Island NY. The scope of work shall include the following:
1) PROJECT #1 Main house/first cottage Connect main house to existing
first Guest Cottage with new Entry & Closet, Summer Living Room, Bedroom,
Bathroom, and Screened Porch.The first guest cottage will be largely
rebuilt, with a new foundation, but some part of it should be left
standing during construction.
2) PROJECT #2: Second cottage/studio: Remove roof of existing second Guest
Cottage, build new roof with a higher wall plate height, and connect
cottage to existing Studio with new Porch, Bathroom and Storage room
0 - GENHRAL CONDITIONS
1) It is the contractor's responsibility to ensure that work progresses in
accordance with the Contract Documents. The Contractor shall provide all
labor, materials, equipment, and services necessary to complete all work as
required by the Contract Documents unless specified otherwise by such
Contract Documents
2) The Contractor shall pay for all permits required by the applicable codes
3) The Contractor shall take every precaution to see that the site is
protected according to the requirements of the relevant regulatory
agencies.
4) The Contractor shall be responsible for noticing any structural
deformation, decay, or inadequacy as work progresses and shall notify the
architect immediately The Contractor is responsible for all repairs to
work done by the Contractor deemed necessary by the inspecting building
officials and the architect
5) Fire prevention: The work shall be performed in such a manner as to prevent
fire. The Contractor shall take precautions against fires starting and
spreading on the site and within the building and temporary structures
The Contractor shall provide adequate means of extinguishing fires, (dry
chemical fire extinguishers rated for A, B, and C fires) during all phases
of the work. There will be NO SMOKING inside the building at any time No
fires may be built on the premises
6) Gasoline and other flammable liquids shall not be stored within the
building They shall be stored in and dispensed from U L. listed safety
containers. Tarpaulins used on the site shall be made of fire-resistant
material and be U L. listed.
7) Field Measurements: Before ordering any materials or doing any work, the
Contractor shall verify all measurements at the building and shall be
responsible for their correctness No extra charge or compensation will
be allowed because of differences between actual dimensions and
measurements indicated on the drawings Any differences which may be
found shall be submitted to the Architect for decision before proceeding
with the work.
8) Weather Conditions In the event of temporary suspension of work and
during inclement weather, work and materials shall be adequately protected
against damage. All work and materials of any kind to be found to be
injured shall be removed and replaced by the Contractor without cost to
the Owner.
9) Cold Weather Construction: The Contractor shall take special precautions
to prevent damage to materials and work installed in cold or freezing
weather, by providing adequate temporary heat and suitable enclosures or
covering The ground surfaces under footings and under pipe lines, and
all concrete and masonry work, shall be protected against frost and
freezing
10) Pumping and Draining: The Contactor shall do all pumping or dewatering and
provide drainage as necessary to keep the site free of standing water and
to keep the excavations and the building free of water during progress of
the work All pumping and draining shall be conducted in such a manner as
to avoid endangering or damaging surrounding property.
11) Upon completion of each phase of the work, the Contractor shall leave the
premises free from all debris and waste, in a broom clean condition. The
Contractor shall be responsible for keeping the site free of rubbish and
debris, and in a neat, orderly condition at all times The Contractor
shall provide trash barrels for use by workmen.
12) The Contractor shall wash all windows at the end of the project, including
the windows on the existing house.
13) The Contractor shall provide a "Port-A-Potty" for his and his
Subcontractors' use
1 - DSNOLITION
1) PROJECT #1 Demolish those parts of the existing first Guest Cottage that
will be in the way of new construction, but leave some part standing.
2) PROJECT #2 Remove the roof only of the existing second Guest Cottage

1) Remove any topsoil from the construction area before construction and
replace and regrade topsoil after construction During construction,
store all topsoil and all other earth removed for foundation excavation on
the site - do not remove from site

3 - CONCRSTS AND MASONRY
1) PROJECT #1 (Main house/f lrst Cottage) New CORRECtOr & bedroom tO have

shown on drawings, with concrete basement slab.
a) Concrete foundation to be parged above grade and damp-proofed below
grade.
b) Vapor barrier under slab: one layer of 6 mil. Polyethelene
sheet with 4" overlap at edges.
c) Slab reinforcing: 6"x6" WL4 X WL4 welded wire fabric.

2) PROJECT #2 (Second cottage/studio): New connector to be built on
concrete-filled sonotube piers w/concrete footings.
3) Materials
Concrete shall be 3,500 psi with 3" max. slump.

Reinforcing #4 min., unless noted, overlapped for continuity
4) Do not pour concrete when the temperature of the outside air is below 40
degrees F. Protect work from cold and frost, and insure mortar or
concrete will not freeze while hardening No anti-freeze ingredient shall

4 - CARPENTRY
1) All work shall be installed by those skilled in the trade in a solid,
workmanlike manner The Contractor will replace or repair at his own cost
any work not up to standard.
2) Contractor shall refer to Framing Plans for specific information.
3) Framing lumber to be kiln-dried Pieces with knots affecting structural
integrity should not be used
4) All sills and framing in contact with masonry or in exposed moist areas
shall be pressure-treated.
5) Frame structure as required for firm, permanent construction Cut
materials accurately. Frame structure level, plumb, and square, to
indicated dimensions. Leave no gaps between sheets of plywood wall
sheathing
6) Double frame around openings. Select best materials for structural
members Select appropriate headers for all openings
7) Use metal hurricane clips on all roof rafters: Simpson H2.5
8) Provide adequate blocking for installation of all finish work, including
work provided by others Place blocking behind towel racks, built-ins,
and lighting fixtures, as required Framers shall review Interior

7 - THBRMAL AND NOISTIIRB PROTBCTION
1) Roof shingles on new main house wing, new Second Cottage roof & new
connector to Studio: GAF Timberline "weathered wood" asphalt shingles, 5"
to weather
2) Use "ice & water" shield in a 3 ft. strip around eaves and in valleys
under roof shingles
3) All roof flashing shall be copper. Lay building paper on the roof
sheathing as an underlayment for the flashing. Step-flash all joints
between sloping roofs and side walls. Steps shall lap 3" and shall not be
soldered Base flashings shall be at least 4" high, projecting 4" out
onto the roof. Use copper nails for the flashing not less than 12 ga. And
not less than 7/8" long
4) Flash and counter-flash vent pipes passing through the roof Extend base
flashing out onto roof far enough to cover the shingle course below the
pipe, and up under the course of shingles above as far as possible without
being punctured by nails.
5) Flash and caulk interior and exterior joints as required to leave the
building weather tight, including all exterior joints at windows and heads
and jambs of exterior doors.
6) Flashing of windows, doors, and exteri or moldin gs on walls, shall be
copper.
7) Install copper door & window sill pan flashing, w/ soldered joints.
8) All exterior wood doors to have white silicone weather-stripping by

to be 1x4 fir beaded board, painted same color as existing main
house porch ceiling.
b) PROJBCT #2 (second cottage/studio): Porch ceilings to be left with
exposed rafters, all spray-painted
4) Porch floors to be 5/4 x 4 ipe or mahogany decking, with spaces between
boards to equal diameter of 16d nail
5) Use stainless steel nails for all exterior work.
6) Counterset all finish nails, and putty holes.
7) Prime back, aides, aad ends of all wood trim before installation. Seal
end grain before priming.
8) Paint or stain all wood trim with one prime coat and two finish coats
Color to match existing house
9) Paint shall be top-grade exterior alkyd resin paint. Use primer
recommended by manufacturer of paint. All primers and paints used for the
project shall be manufactured by one of the following manufacturers as
approved by the Architect Pittsburgh Paints, Benjamin Moore, Sherwin
Williams, or Pratt & Lambert.
10) Sealants shall be paintable All window and door frames shall be caulked
after prime coat is dry Apply caulk in smooth bead to completely fill
joints.
11) Furnish and lay suitable drop cloths for exterior painting to protect
roofs and decks from paint drips
12) Protect all finish hardware at doors, lighting fixtures, or other finished
items from paint spatter by removing them If not removable, carefully
paint around them or use masking tape and tarps to protect them
13) Sand all surfaces before priming and between coats of paint to assure
smooth even finish All surfaces to receive paint shall be smooth and
free of sandpaper scratches, millmarks, and other imperfections.
14) Painting materials shall be applied in strict accordance with
manufacturer's recommendations, including all temperature and weather
limitations Do not apply paint when temperature is below 50 degrees F,
or when temperature is expected to drop below 50 degrees within twelve
hours. Do not apply paint on surfaces in direct sun or where dust is
being generated Do not apply exterior paint within 48 hours of rainy
weather
15) Contractor shall perform all touch-up and restoration of damaged surfaces

12 - INTERIOR PINISHES
1) PROJECT #1 (main house/first cottage)
a) walls and ceilings in new addition: ~4" gypsum board, taped, sanded
& painted.
1 Gypsum board joints shall not occur within 12" of door or
window frames openings In no case shall joints on opposite
side of partitions be allowed over the same stud or post,
unless specifically indicated. All edges and corners shall be
left square, all surfaces in true plane, smooth, flush, plumb,
straight, level, and ready for painting
2. Paint new walls and ceilings with one prime coat and two
finish coats flat latex paint.
b) Wood trim
1. Window and door casings: pine or poplar flat 1x5, painted
2. Window aprons: pine or poplar 1x4, painted.
