lying and being in the TOWTl of Southold, County of Suffolk and State of New
York, known and designated as Lot No. 4,7, as shown on a certain
map entitled "Map of Deep Hole, Creek Estates" and filed in the
Sllffolk County Clerk's Office on January 28, 1965, as Map No. 4256.
Being further described as follows.
BEGINNING at the corner formed by the in'cersection of the south-
erly side of New Suffolk Avenue with the westerly side of Deep Hole
Drivel
RUNNING THENCE along the westerly side of Deep Hole Drive the
following 2 courses and distances.
1) South 5 degrees 40 minutes 30 seconds West 131.88 feet;
2) South 1 degree 20 minutes 10 seconds West 49.04 feet to
the division line between Lot No. 47 and Lot No. 18 on
said map.
THENCE along said last mentioned division line North 87 degrees
19 minutes 20 seconds West 113.26 feet to the division line
between Lot No. 4.7 and Lot No. 46 on said map;
THENCE along the division line between I,ot No. 47 and Lot No. 46,
North 2 degrees 40 minutes 40 seconds East 186.21 feet to the
southerly side of New Sllffolk Avenue;
THENCE along the southerly side of New Suffolk Avenue the follow-
ing 2 courses and distances.
1) South 85 degrees 08 minutes 00 seconds East 50.28 feet;
2) South 84 degrees 19 minutes 30 seconds East 68.86 feet
to the corner formed by the intersection of the south-
erly side of New Suffolk Avenue with the westerly side
of Deep Hole Drive, the Point or Place of BEGINNING.
SAID Prel!'ises being known as 7100 New Suffolk Avenue, Mattituck,
New York 11952.
Being the same premises conveyed to the parties of tIle first part
herein by deed recorded in Libel' 9016 Cp 435.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to
said premises,
TO HAVE AND TO HOLD the premises herein granted unto tlle party of the second part, the heirs or
successors and assigns of the party of the second part forever.

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word IIparty" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
