BEGINNING at a monument at the intersection of the southerly line of Main Road with

RUNNING THENCE along land now or formerly of Pedro, South 86 degrees 51' 30" West
158.57 feet to land of the Town of Southold;
RUNNING THENCE along said land, North 7 degrees 59' 20" East, 110.00 feet to said
southerly line of Main Road;
RUNNING THENCE along said. .southerly line the following two (2) courses:
(1) North 86 degrees IS' 00" East, 141.90 feet, and
(2) North 83 degrees 40' 00" East, ,4.09 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE those same premises conveyed to the party of the first
part by Isabelle M. Doyle by deed dated January 5, 2004 which said deed was
recorded in the Office of the Clerk of the County of Suffolk on January'20, 2004
in Liber 000012296 of conveyances at page 147.
THIS DEED is being given by the party of the first: part to the party of the second
part as a distribution of a portion of the assets of HUB REALTY COMPANY, a New York
partnership, as the result of its discontinuance of business and its dissolution.
TOGETHER wilh all right, lille and interest. if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has nol done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the flTsl part. in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trusl fund to be applied first for the purpose of paying the cost of the improvement and will apply lhe same
first to the payment of the cosl of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" when ever the sense of this indenlure so
requires. .
