York 11952; and RESERVING unto the grantor herein, RUSSELL CHARLES NINE, a legal-life
estate in and to the below-described premises,

WITNESSETH, that the party of the first part, in consideration of

or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the at Mattituck, Town of Southold, Suffolk County, New York, bounded and
described as follows:
BEGINNING at a monument on the westerly line of Sunset A venue, 314.7 feet southerly along said
westerly line from the Main Road, said monument being at the southeasterly comer ofland of
Staples and the northeasterly comer ofland of the party of the first part; from said point of beginning
running along said westerly line of Sunset Avenue, S. 1022' 20" W. - 100.0 feet;
THENCE along said land of the party of the first part at right angles to said westerly line,
N. 88 0 37' 40" W. - 191.9 feet to land of Heggen;
THENCE along said land of Heggen, N. 70 59' 20" E. - 84.22 feet to said land of Staples;
THENCE along said land of Staples, N. 860 15' 00" E. - 182.8 feet to the point of beginning.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed
dated January 18, 1993, recorded in the Office of Suffolk County Clerk on March 12, 1993 in Liber
11621 Page 576.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" when ever the sense of this indenture so
requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
