WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of
the: second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
ell:cted, simate, lying and being in the Town of Soutbold, County of Suffolk and State of New
Ymk, more particularly bounded and described as follows:
BEGINNING at a monument on the northeasterly side of Oakwood Road (as dedicated to the
Town of Southold in Liber 2860, cp 503), distant 128.68 feet southeasterly when measured
alo1ng the northeasterly side of Oakwood Road from a monument set at the corner formed by
the: intersection of the northeasterly side of Oakwood Road with the southeasterly side of
Sound View A venue;
RUNNING THENCE North 47 degrees 49 minutes 40 seconds East and along land now or
formerly of Posess, 116.50 feet to a monument and land now or formerly of Smith;
THENCE South 42 degrees 10 minutes 20 seconds East along last mentioned land, 105.00 feet
to a monument and land now or formerly of Hickey;
THENCE South 47 degrees 49 minutes 40 seconds West along last mentioned land, 116.50
fel:t to the northeasterly side of Oakwood Road;
THENCE North 42 degrees 10 minutes 20 seconds West along said northeasterly side of
O.ikwood Road, 105.00 feet to the monument, at the point or place of BEGINNING.
TOGETHER with a right of way over said Oakwood Road from the southwesterly corner of

THIS DEED Is made by Tbomas P. Bamlon and Edward Gary Bannon, being the sole
db.1ributees of Thomas P. Bamlon and Lillian R. Bannon, the parties of the second part as
set forth in the deed dated October 6, 1971 and reaJrded October 6, 1971 in the Office of.
the Suffolk County Clerk In Liber 7022, Page 578.
TOGETHER with all right, title and interest, if any. of the patty of the fill;! pan in amI to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appunenances and all the estate and rights of the pany of the fllSt pan in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the pany of the second
part. the heirs or successors and assigns of the pany of the second pan forever.
A ND the pany of the first pan covenants that the pany of the first pan has not done or suffen:d
anything when:by the said premises have been encumben:d in any way whatever. except as
aforesaid.
AND the party of the first pan, in compliance with Section 13 of the Lien Law, covenants that
the pany of the first patt will receive the consideration for this conveyance and will hold the right
to receive such consideration as a truSI fund 10 be applied firsl for the purpose of paying the cost
of Ilhe improvement and .will apply the same fllSt to the payment of the cost of the improvement
before using any pan of the total of me same for any other purpose.
