nns WARRANTY DEED is made the ,"""'day of April, 2005, by GERALDINE M.
FRASER, individually and as Trustee of the GcraIdine M. Fraser Revocilble Declaration of Trust
dated October 4, 1993. with power and authority either to protect, conserve and to sell or to lease,
or to encumber or otherwise to manage and dispose of the n:aI property described in this deed,
whose post office address is 114 Moorings Park Drive, #A-502, Naples, Florida 34105,
hereinafter called the Grantor, to CAROLINE M. FRASER, a single person, whose address is
240 Alvahs Lane, Cutchogue, NY 11935, hereinaficr called the Granlcc.
WITNESSETH: That the Grantor, for and in consideration of the sum of $10 and other
valuable consideration, receipt of which is hereby acknowledged, hereby grants, bargains, sells,
aliens, remises, releaseS, conveys and confirms unto the Grantee and assigns forever, that cenain
land situated at Nassau Point or Little Hog Neck, Town of South old, Suffolk County, New York,
and described as:
.009 interest in Lot #61 on a cenain map entitled. "Map of Proposed Sub-Division,
Section B, Nassau Point Club Property, lne., situate on Nassau Point, Suffolk County,
N.Y., surveyed by Wa1Iacc H. Halsey, c.n., Southampton, New York, June 1919, and
filed in the Office of the Clerk of Suffolk County. on the 4th day of October, 1919, as Map
No. 156.~
Together with all the right, title and interest of the Grantor of, in and to the land under
waters of Little Peconic Bay abutting said premises.
Subject, however, to an casement over a strip ofland extending fifteen feet in width along
and above the high water mark which shall form part of a common roadway for the
benefit of all persons owning lands on said Nassau Point, including the Grantee.
These arc the same premises eonveyed to Grantor in a deed recorded August I, 1960 in
Liber 4850, pages 96-98.
THERE IS NO MONETARY CONSIDERATION FOR TIllS TRANSFER.
Together with all tenements, hereditaments and appurtenances thereto belonging or in
anywise appertaining.
TO HAVE AND TO HOLD unto the Granlcc and assigns, the same in fee simple forever.
AND the Grantor hereby covenants with said Grantee that the Grantor is lawfully seized
of said land in fee simple; that the Grantor has good right and lawful authority to sell and convey
said land; that the Grantor hereby fully warrants the title to said land and will defend the same
against the lawful claims of all persons whomsoever and Grantee shall quietly enjoy the
premises; subject to easements, restrictions and reservations of record and taxes hereafter due
and payable, trust fund provisions ofScction \3 of the lien law, and any mortgage.
