FRASER, Trustee of the GERALDINE M. FRASER Revocable Declaration of Trust dated October 4, 1993, with power and authority either to protect, conserve and to sell or to lease, or to encumber or otherwise to manage and dispose of the real property described in this deed, whose post office address is 114 Moorings Park Drive, #A-502, Naples, Florida 34105, hereinafter called the Grantor, to DOUGALL C. FRASER, JR., whose post office address is 197 Whitehall Boulevard, Garden City,New York 11530, hereinafter called the Grantee: WITNESSETH: That the Grantor, for and in consideration of the sum of$10 and other valuable consideration, receipt of which is hereby acknowledged, hereby grants, bargains, sells, aliens, remises, releases, conveys and confirms unto the Grantee and assigns forever, all that certain land situated at Nassau Point or Little Hog Neck, Town of Southold, Suffolk County, New York, and described as: 1.8 percent interest in Lot #61 on a certain map entitled, "Map of Proposed Sub- Division, Section B, Nassau Point Club Property, Inc., situate on Nassau Point, Suffolk County, N.Y., surveyed by Wallace H. Halsey, C.E., Southampton, New York, June 1919, and filed in the Office of the Clerk of Suffolk County, on the 4' day of October, 1919, as Map No. 745." Together with all the right, title and interest of the Grantor of, in and to the land under waters of Little Peconic Bay abutting said premises. Subject, however, to an casement over a strip of land extending fifteen feet in width along and above the high water mark which shall form part of a common roadway for the benefit of all persons owning lands on said Nassau Point, including the Grantee. These are the same premises conveyed to Grantor in a deed recorded August 1, 1960 in Liber 4850,pages 96-98. THERE IS NO MONETARY CONSIDERATION FOR THIS TRANSFER. Together with all tenements, hereditaments and appurtenances thereto belonging or in anywise appertaining. TO HAVE AND TO HOLD unto the Grantee and assigns,the same in fee simple forever. AND the Grantor hereby covenants with said Grantee that the Grantor is lawfully seized of said land in fee simple; that the Grantor has good right and lawful authority to sell and convey said land; that the Grantor hereby fully warrants the title to said land and will defend the same against the lawful claims of all persons whomsoever and Grantee shall quietly enjoy the premises; subject to easements, restrictions and reservations of record and taxes hereafter due and payable, trust find provisions of Section 13 of the lien law, and any mortgage.
