THIS WARRANTY DEED is made ,the LL day of October, 2004, by GERALDINE
M. FRASER, individually and as Trustee of the Geraldine M. Fraser Revocable Declaration of
Trust dated October 4, 1993, with power and iWthority either to protect, conserve and to sell or to
lease. or to encumber or othcrwise 10 manage and dispose of the real property described in this
deed, whose pS81 sRiee address is 114 Moorings Park Drive. #A-502, Naples, Florida 34105,
hereinafter called the Grantor; to DOUGALL C. I'RASER, JR., a single person, whose pest
efIiee address is 86 Brook Street, Garden City, New York 11530, hereinafter called the Grantee.
Wl'INESSETH: That the Grantor, fo:, and in consideration of the sum of$IO and other
valuable considcralion, receipt of which is hereby acknowledged, hereby gnmts, bargains, sells.
aliens. remises, releases. conveys and eontil1l1s unto the Grantee and assigns forever, that certain
land situated'at Nassau Point or Lillie Hog Neck, Town of South old, Suffolk County, New York,
and described as:
.009 interest in Lot #61 on a certain map entitled, MMap of Proposed Sub-Division,
Secti.on~N....au Pomt Club Property, Inc., situate on Nassau Point, Suffolk County,
N.Y., survcyed by Wallace H. Halsey, C.E.. Southampton, New York, June 1919, and
filed in thc Office of the Clerk ofSuffhlk County, on the: 4"' day of October, 1919, as Map
No. 156."
Together with all the right, title and interest of the Grantor of, in and to the land under
waters of Lillie Peconie Bay abutting said premises.
Subject, however, to an easement over a strip of land extending fifteen feel in width along
and abovc the high waler mark whie:h shall faim pan of a common roadway for the
bencfit of all persons owning lands on said Nassau Point, including the CJrantee.
These are the same premises conveyed to Grantor in a deed recorded August I, 1960 in
Libcr 4850, pages 96-98.
THERE IS NO MONETARY CONSIDERATION FOR THIS TRANSFER.
Together with all tenements, hen:ditaments and appurtenances thereto belonging or in
anywise appertaining.
TO HAVE AND TO HOLD unto the Grantee and assigns, the same in fc:c simple forever.
AND the Grantor hereby covenants with said Grantee that the Grantor is lawfully seized
of said land in fee simple; that the Grantor has good right and lawful authority 10 sell and convey
said land; that the Grantor hereby fully wanants the title to said land and will defend the same
against the lawful claims of all persons whomsoever mid Grantee shall quietly enjoy the
premises; subjcct 10 easements, restrictions and reservations of n:eord and taxes hereafter due
and payable, trust fund provisions of Section 13 of the lien law, and any mortgage.
