hereinafter called the Grantor, to CAROLD'o/E M. FRASER, a single person, whose 1 -
address is 240 Alvahs Lane, Cutchogue, NY 11935, hereinafter called the Grantee.
WITNESSETH: 1bat the Grantor, for and in consideration of the sum of S I 0 and other
valuable consideration, receipt of which is hereby acknowledged, hereby arants, bargains, sell..
aliens, remises, releases, conveys and confums Wlto the Grantee and assigns forever, that certain
land situated at Nassau Point or Little Hog Neck, Town of South old, Suffolk County, New York,
and described as:

N.Y., surveyed by Wallace H. Halsey, C.E., Southampton, New York, June 1919, and
filed in the Office of the Clerk of Suffolk County, on the 4"' day of October, 1919, as Map
No. 156."
Together with all the right, title and. interest of the Grantor of, in and to the land WIder
waters ofUttle Peconic Bay abuttin~: said premises.
Subject; however, to an easement over a strip of land extending fifteen feel in width along
and above the high water mark which shall form part of a """,mon roadway for the
benefit of all persons owning lands on said Nassau Point, including the Grantee.
These are thc same premises convC)oed to Grantor in a deed recorded August I, 1960 in
Liber 4850, pages 96-98.
THERE IS NO MONETARY CONSIDERATION FOR lHlS TRANSFER.
Together with all tenements, heredjtam..ms and appurtenances thereto belonging or in
anywise appertaining.
TO HAVE AND TO HOLD unto the Grantee and assigns, the same in fee simple forever.
AND the Grantor hereby covenants 'with said Grantee that the Grantor is lawfully seized
of said land in fee simple; that the Grantor bas good right and lawful authority to sell and convey
said land; that the Grantor hereby fully warrants the title to said \and and will defend the same
against the lawful claims of all persons whomsoever and Grantee shall quietly eqjoy the
premises; subject to easements, restrictions and reservations of record and taxes hereafter due
and payable, trust fund provisions of Section 13 of the lien law, and any mortgage.
