THIS WARRANTY DEED is made the 61"'- day of April, 2005, by GERALDINli M.
FRASER, individually and as Trustee of the Geraldine M. Fraser Revocable Dcclaration ofTnast
dated October 4, 1993, with power and authority either to protect, conserve and to sell or to lease, .
or to encumber or otherwise to manage and dispose of the real property dcscribed in this deed,
whose post office address is 114 Moorings Park Drive. #A-502, Naples. Florida 34105.
hereinafter called the Grantor, to DOUGALL C. FRASER, JR... u single pcl'SOo, whose address
is 86 Brook Street, Garden City, New York 11530, hereinaner called the Grantee.
WITNESSETH: That the Grantor, for and in consideration of the sum ofSIO and other
valuable consideration, receipt of which is hereby acknowledged, hereby grants, bargains, sells,
aliens, remises, releases, conveys and confirms unto the Grantee and assigns forever, that eertain
land situated at Nassau Point or Little lIog Neck, Town of Southold, SulTolk County, New York,
and described as:

Section B, Nassau Point Club Property. Inc.. situate on Nassau Point, Suffolk County.
N.Y., surveyed by Wallace H. Halsey, C.E., Southampton, New York, JWIC~ 1919. and
filed in the Officc of the Clerk ofSufTolk County, on the 41h day ofOetobcr, 1919, as Map
No. 156."
Together with all the right, title and interest of the Grantor of, in and to the land under
waters of Little Peconic Bay abuttinll said premises.
Subject, however, to an easement over a strip ofland extending fifteen feet in width along
and above the high water mark which shall form part of a common roadway for the
benefit of all persons owning lands tin said Nassau Point, including the Grantee.
These are the same premises conveyed to Grantor in a deed recorded August I, 1960 in
Liber 4850, pages 96-98.
THERE IS NO MONETARY CONSID.ERATlON FOR THIS TRANSFER.
Together with all tenements, hereditaments and appurtenances thereto belonging or in
anywise appertaining.
TO HAVE AND TO HOLD unto thl' Grantee and assigns, the same ill< fee simple forever.
AND the Grantor hereby covenants with said Grantee that the Grantor is lawfully seized
of said land in fee simple; that the Grantor has good right and lawful authority to sell and convey
said land; that the Grantor hereby fully WlUrants the title to said land and will defend the same
against the lawful claims of all persons whomsoever and Grantee shall quietly enjoy the
premises; subject to c:asemenL~. restrictions and re~ervations of record and taxes hereafter due
and payable, trust fund provisions ofSectio~l13 of the lien law, and any mortgage.
