All that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being at Laurel, in the Town of Southold, County of Suffolk and State of New York,
being bounded and described as follows:
BEGINNING at a concrete monument set on the southerly side of Peconic Bay Boulevard at the
northwesterly comer of the premises to be described, said point being the easterly line of land now or
fonnerly of Latulip and Troost;
RUNNING THENCE along the southerly side of Peconic Bay Boulevard the following two (2) courses
and distances:
North 38 degrees 51 minutes 00 seconds East, 38.80 feet;
North 45 degrees 30 minutes 00 seconds East, 61.20 feet;
THENCE South 20 degrees 37 minutes 40 seconds East, 485.94 feet to the mean high water mark of
Great Peconic Bay;
THENCE along the mean high water marl< of Great Peconic Bay on a tie line course bearing South 32
degrees 53 minutes 49 seconds West 102.95 feet to lands now or fonnerty of Latulip and Troost;
THENCE along said lands and lands now or fonnerly of Raynor North 21 degrees 22 minutes 50
seconds West 502.71 feet to the concrete monument set on the southerly side of Pecilnic Bay
Boulevard at the point or place of BEGINNING.
TOGETHER with all right, title and interest of the party of the first part, in and to the land lying in the
street in front of and adjoining said premises.
TOGETHER with an easement or right of way over a strip of land ten (10) feet in width over premises
to the east for ingress and egress.
TOGETHER with right of way and right to use driveway over premises to east as set forth in Driveway

TOGETHER will all right, title and interest of the parties of the first part, if any, of, in and to the land
lying under the waters of Peconlc Bay in front of and adjoining the premises hereinabove described.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part herein and
Laurls G.L. Rail by deed dated 10127104, recorded 1/14/05 in Liber 12366 page 131.
SUBJECT TO the mortgage of record held by CitiMortgage, Inc., or its successors and assigns.
TOGETHER with all right. IiUe and interest, if any, of the party of the firs! part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the eppurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second
part Iorever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the firs!
part will receive the conslderation for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first lor the purpose of paying the cost of the improvement and will apply the same first
to the payment of the cost of the Improvement before using any part of the total of the ssme lor any other
purpose. The word "party" shall be construed as if it read "parties" when ever the sense of this indenture so
requires.
