WITNESSETH, that the party of the first part, in consideration of TEN and no/10Oths ($10.00) dollars paid by
the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
SUGcessors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being at Nassau Point or Little Hog Neck, Suffolk County, New York, and known and designated as
lot number 80 on map entitled "Amended Map A of Nassau Point, owned by Nassau Point Club Properties,
Inc., situated in the Town of Southold, Long Island, New York", surveyed June 28,1922 by Otto W. Van Tuyl,
C.E. and Surveyor, Greenport, New York, and filed in the Office of the Clerk of Suffolk County, New York,
August 16, 1922, File No. 156 and part of lot number 81 described as follows:
BEGINNING at a point set on the easterly line of Nassau Point Road at the northwesterly corner of said lot
number 81 and the southwesterly corner of lot number 80;
RUNNING THENCE along said line 121 feet to a point;
RUNNING THENCE along the line between lots 79 and 80 North 78 degrees 42 minutes 10 seconds East,
335.00 feet to Peconic Bay;
RUNNING THENCE southerly along Peconic Bay, 137.00 feet;
RUNNING THENCE southerly 82 degrees 51 minutes 50 seconds West, 260.00 feet (deed 278.12 feet) to the
easterly line of Nassau Point Road;
RUNNING THENCE northwesterly along said line 18 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the parties of the first part by deed from Jean
Robinson dated 9/13/91 and recorded in the Suffolk County Clerk's Office on 10/3/91 in Liber 11346 Page
356.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
