BEGINNING at a concrete monument set at the interSCL1ion of the northeasterly boundary of
land now Dr fO/'llrerly of Iva L. Goldsmith with the nonhwesterly line of a cenain SO foot strip
of lanil hereinafter described as a right-of-way;
RUNNING THENCE along said land now or formerly of Iva L. Goldsmith, Nonh 64 degrees
40 minutes Wesl. 561.51 feci to the ordinary high water mark of Long Island Sound;
THENCE along said ordinary high waler mark of Long Island Sound, Nonh 30 degrees 10
minutes Easl, 100.00 feet to land now or formerly of George Alevras;
THENCE along said land now or fonnerly of George Alevras, South 64 degrees SO minutes
East, 552.82 ft.-el to a concrete monument on said nonhweslerly line of said 50 foot strip of
land;
THENCE along said line of said 50 fOOl strip of land, South 25 degrL'es 10 minules Wesl,
99.62 feet to the point of BEGINNING.
TOGETHER with all righI, title and interest of the party of the first part in and to Long Island
Sound abuuing the premises.

TOGETHER with a right of way over said :50 foot strip of land from the easterly corner of the
premises hereby conveyed running in a general southwesterly direction along said land now or
formerly of Iva L. Goldsmith and then along land now or formerly of Juell M. Bie 10 a eertain
20 foot strip of land reserved for a right of way:
THENCE over said 20 foot strip of land in a general southeasterly direction about 500 feet 10
the southeasterly boundary of land now or formerly of a predecessor in interest of pany of the
first pan:
THENCE over the existing roadway in a general southerly direction to Sound View Avenue.
TOGETHER with a right of way. 20 feet in width, beginning at the southwesterly line of the
premises hereby conveyed, on the beach near the foot of the Sound bluff; and
RUNNING THENCE in a general southwesterly direction near the foot of said bluff about 675
feel to a point near the end of said bluff;
THENCE southeasterly and then southerly and then again southeasterly and again southerly to
Horton Lane.
RESERVING a right of way over a strip of land 20 feet in width, the southwesterly end of
which begins at the nonheasterly end of the lasl described right of way and runs nonheasterly
across the premises hereby conveyed 10 said land now or formerly of George Alevras.
BEING AND INTENDED TO BE the same premises conveyed 10 the party of the first pan by
deed dated 3/18/1982 and recorded 3/23/1982 in the Office of the Suffolk County Clerk in
Liber 9158, Page 450, and by deed dated 9/14/1990, and recorded 12/16/1998, in the Office
of the Suffolk County Clerk in Liber 11934, Page 337.
TOGETHER with all right. title and interest, if any, of the pany of the first pan in and 10 any
streets and roads abutting the above described premises 10 the center linloos thereof; TOGETHER
with the appurtenances and all the estate and rights of the pany of the first pan in and 10 said
premises; TO HAVE AND TO HOLD the premises herein granted unlO the pany of the sel:ond
pan. the heirs or successors and assigns of the pany of the second part forever.
AND the pany of the first part covenants that the pany of the first pan has not done or suffered
anything whereby the said premises have been encumbered in any way whatever. except as
aforesaid.
AND the party of the first pan. in compliance with Section 13 of the Lien Law, covenants that
the pany of the first pan will receive the consideration for this conveyance and will hold the right
to 'receive such consideration as a trust fund to be applied first for the purpose of paying the cost
of the improvement and will apply the same first to the paymem of the cost of the improvement
before using any pan of the total of the same for any other purpose.

The word "pany" shall be construed as if it read "parties" whenever the sense of this indenture 50
