State of New York, more particularly bounded and described as follows: District BEGINNING at the point on the southeasterly line of a 50 foot right of way 1000 hereinafter described, at the westerly corner of land now or formerly of Banick; running Section THENCE along said land of Banick and along land of Anderson, South 670 05' 050. 00 30" East 370.89 feet to a 20 foot right of way hereinafter described; THENCE along said 20 foot right of way, two courses: Block 1) South 15° 27' 20" West 33.34 feet; thence 01 . 00 2) South 19° 13' 30" West 116.66 feet to land of Preston; THENCE along said land of Preston, North 660 36' 40" West 397.87 feet Lot to the southeasterly line of said 50 foot right of way; 0 .89} THENCE along said 50 foot right of way, two courses: � l o 1) North 230 35' 20" East 49.78 feet; thence 2) North 31° 30' 00" East 97.44 feet to the point of BEGINNING. ,1k= Containing 57,274 square feet. TOGETHER with a 25 foot right of way to Long Island Sound, in common with others, running from the westerly side of a private road, which 25' right of way abuts and burdens the southerly line of lands now or formerly of Witherspoon for an approximate distance of 174 feet and also abuts arra burdens the southerly line of lands now or formerly of Lowell for an approximate distance of 379 feet. TOGETHER with a 20' right of way to Sound View Avenue and a 50' right of way connecting to a 20' right of way to Sound View Avenue, said 50' right of way also connecting to a 25' right of way to Long Island Sound, all in common with others. BEING and intended to be a portion of the premises conveyed to the party of the first part by deed dated 10/12/84, recorded 11/30/84 in Liber 9687, Page 286. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever.
