WITNESSETH, that the party of the first part, by virtue of the power and authority given in and by said iast will
and testament, and in consideration of ONE HUNDRED SEVENTY-FIVE THOUSAND AND 00/100
($175,000.00) DOLLARS, paid by the party of the second part, does hereby grant and release unto the party
of the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcei of land, situate, lying and being at Laurel in the Town of Southold, Suffolk
County State of New York:
BEGINNING at a point on the southerly side of Laurel Way (25 foot Private Road) where same is intersected
by the westerly line of land now or formerly of Scott, said point also being distant 3,206.83 feet as measured
along same from its intersection with the southerly side of Sound Avenue;
THENCE RUNNING along said land now or formerly of Scott, south 27 degrees 18 minutes 10 seconds west
377.86 feet to Laurel Lake;
THENCE in a westerly direction along Laurel Lake, 98.94 feet on a tie line course bearing North 68 degrees 50
minutes 20 seconds West to land now or formerly of Sladon;
THENCE along said land and land now or formerly of Lee, North 26 degrees 17 min"tes 1 0 seconds East,
399.20 feet to the southerly side of Laurel Way (25 foot Private Road);
THENCE along the southerly side of Laurel Way (25 foot Private Road), south 56 degrees 54 minutes 30
seconds East 1 06.00 feet to the point or place of BEGINNING.
TOGETHER with a non-exclusive easement and Right Of Way over Laurel Way to the nearest public highway.
SAID PREMISES being also known as and by 2635 Laurel Way, Mattituck, New York, and known on the Land
and Tax Map of Suffolk County as District 1000, Section 121.00, Block 04.00, Lot 013.000.
BEING AND INTENDED TO BE the same premises described in a Deed to Grace Marie Schalkham
(Deceased 03/12/99, Queens County), as Surviving Joint Tenant with Right of Survivorship with Grace
Marjorie Schalkham (Deceased 11/05/91, Queens County) from Grace Marie Schalkham, as Executrix of the
Last Will and Testament of Clarence H. Schimpf dated 05/07/84 and recorded in the Office of the Clerk of
Suffolk County on 07/20/84 in Liber 9604, Page 438.
The premises described herein are not located in an agricultural district, and same are wholly owned by the

also all the estate which the said decedent had at the time of decedent's death in said premises, and also the ·
estate therein, which the party of the first part has or has power to conveyor dispose of, whether individually,
or by virtue of said will or otherwise; TO HAVE AND TO HOLD the premises herein granted unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hoid the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as it It read "parties" whenever the sense of this indenture so
requires.
