WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable considerati?n
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heIrs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and beingxo:k at Mattituck, Town of Southold, County of Suffolk and
State of New York, bounded and described as follows:
BEGINNING at a monument on the northerly line of Middle Road at the
easterly end of a curve connecting said northerly line of Middle Road
with the easterly side of Cox Neck Road; and from said point of
beginning.
RUNNING THENCE northwesterly on a curve bearing to the right having
a radius of 133 feet a distance of 163.84 feet to the easterly line
of Cox Neck Road; THENCE along the easterly line of Cox Neck Road,
North 22 degrees 13 minutes 30 seconds West, 150.00 feet to lands now
or formerly of Randall Feinberg; THENCE along lands last above mention~
North 86 degrees 36 minutes 20 seconds East, 261.49 feet to lands
formerly of Adamson, now or formerly of Adam Associates; THENCE along
lands last above mentioned, South 23 degrees 56 min utes 10 seconds
East, 249.72 feet to the northerly line of Middle Road; THENCE along
the northerly line of Middle Road, South 87 degrees 11 minutes 40
seconds West, 176.19 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the Grantor
herein by Deed dated 3/23/89, recorded in the Suffolk County Clerk's
Office on 4/10/89 in Liber 10833, Page 200.
This conveyance is made in the regular course of business conducted
by the Party of the First Part and does not constitute a sale of all
or substantially all of the assets of the said Grantor.
The premises are also known as 55 Route 48, Mattituck, NY 11952.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above, described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rIghts of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the part~ of the first part covenants that the party of the first part has not done or suffered anything
