Farmveu at Mattituck Homeowners Association, Inc. (hereinafter called the Association).
TOGETHER with benefits and SUBJECT to the burdens, covenants, easements, covenants, restrictions, by-
iaws, rules, and regulations, all as set forth of record in Liber 10923 CP 242, Liber 11635 CP 684, Liber 11795
CP 745 and Liber 11519 CP 580.
Said premises being more particularly bounded and described as follows:
BEGINNING at the southwest corner of said lot commencing from said point the following courses and
distances:
(1) North 19 degrees 39 minutes 16 seconds west 135.54 feet;
(2) Northeasterly 36.72 feet along the arc of a non tangential curve concave to the southeast and having
a radius of 25 feet a chord bearing north 22 degrees 02 minutes 20 seconds east a central ann1e of 84
degrees 09 minutes 51 seconds to a concrete monument on the south roadline of Harvest Lane;
(3) North 70 degrees 19 minutes 30 seconds east 225.00 feet along the south roadline of Harvest Lane;
(4) South 19 degrees 40 minutes 30 seconds east 160.55 feet;
(5) South 70 degrees 19 minutes 30 seconds west 247.35 feet to the poin'! or place of BEGINNING.
BEING AND INTENDED TO BE the premises described in the deed to the grantor herein dated April 27, 1999
and recorded in the Office of the Clerk of Suffolk County on May 5,1999 in Liber 11961, pg 203.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
"remises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
