BEGINNING at a monument set on the southerly side of Sound Avenue
distant 505.53 feet easterly when measured along the southerly
side of Sound AvenUl~ from the corner formed by the intersection of
the easterly side oE Laurel Lake Road and the southerly side of
Sound A'Venue and from said point or place of beginning;
RUNNING THENCE easterly along the southerly side of Sound Avenue
the following two courses and distances:
(1) North 82 degrees 30 minutes 20 seconds East 182.23 feet; and
(2) South 89 degrees 13 minutes 40 seconds East 20.42 feet;
THENCE South 21 degrees 49 minutes 20 seconds West 686.72 feet;
THENCE South 68 degrees 10 minutes 40 seconds West 195.41 feet to
lands now or formarly of Hallock;
THENCE North 21 degrees 49 minutes 20 seconds West 739.67 feet to
a monument set in the southerly side of Sound Avenue and the point
or place of BEGINNING.
BEING AND INTENDED ~'O BE the same premises as conveyed to the
grantors hereby by deed dated December 31, 1986, recorded in the
office of the Clerk of the County of Suffolk on January 13, 1987
at Liber 10218, page 363.
TOGETHER with a right of way over a 25 foot strip of land that
lies between southerly line of Lot 1 and 2 and northerly line of
Lots 3 and 4 and along the easterly line of Lot 2 out to Sound
Avenue all as shown on "Minor Subdivision known as Russet Acres,
at Mattituck, New York".
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the abov~ described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to
said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the pany of the second part forever.

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have belen incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
th" first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
th" same first to the paym"nt of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be constrUl~d as if it read "parties" whenever the sense of this indenture so requires.
